Gillespie County, Texas GIS Parcel Map Guide

German settlers laid out Fredericksburg in 1846, and the town lots they drew still shape the grid. The Gillespie CAD web map shows those lots beside today’s wineries, peach orchards and granite ranch country.

Fredericksburg’s original town lots
The founders gave each family a town lot plus ten acres outside town. Many downtown descriptions still cite those numbered lots, and some have been split lengthwise into narrow parcels behind Main Street. That history makes older deeds unusually specific about frontage in varas, the Spanish unit about 33 inches long. If your description uses varas, the map can help you visualize the shape, but a surveyor converts the measurements with care.
How to find property lines in Gillespie County
Ranch land is described by original surveys and metes and bounds, often with markers like rock piles, cedar posts or iron pipes.
- Read the survey name and abstract from the appraisal account.
- Request the deed and any recorded survey plat from the county clerk in Fredericksburg.
- Walk the fence with a copy of the calls; old ranch fences can wander around draws and granite outcrops.
- Hire a Texas registered surveyor before selling acreage or building near a line.
Wine country and short-term rentals
Dozens of wineries and tasting rooms line US 290 east of town, and vineyard land has become valuable. Guest houses and cabins are common investments. The City of Fredericksburg regulates short-term rentals and bed-and-breakfast operations inside city limits, while the county has fewer controls outside town. Confirm which applies to a specific property before counting on rental income, and read any deed restrictions that might limit commercial use in rural subdivisions.
Enchanted Rock and the granite north
North of Fredericksburg, pink granite domes rise out of the brush, most famously at Enchanted Rock State Natural Area on the Llano County line. Land there is rocky, thin-soiled and scenic. The Pedernales and LBJ country
The Pedernales River crosses the southern county near Stonewall, home to the LBJ Ranch unit of the national historical park and a state park across the river. Peach orchards cluster around Stonewall, sold from roadside stands each summer. Pedernales floods can be fast and violent, so check floodplain status for any low-lying tract.
Open-space valuation and wildlife use
Much of Gillespie County’s ranch land carries open-space agricultural valuation, which taxes land on what it produces rather than what it would sell for. Owners who stop grazing sometimes switch to wildlife management use, keeping the special valuation if they follow an approved plan with practices such as brush control or supplemental water. Selling to a buyer who changes the use can trigger rollback taxes for prior years plus interest. Ask the appraisal district for the parcel’s status before closing.
Wells and the groundwater district
Rural homes here rely on wells drawing from Hill Country aquifers. The Hill Country Underground Water Conservation District registers wells and sets spacing and permitting rules, and it tracks water levels that fall during drought. Before buying acreage, ask for the well log and recent yield, and check spacing from lot lines if you plan a new well.
Harper, Stonewall and the small communities
Beyond Fredericksburg, communities like Harper, Stonewall, Doss, Luckenbach and Willow City are unincorporated, so county rules govern. Lots in these areas tend to be larger, with septic and well rather than city service.

The district describes its data as constantly maintained and never a substitute for an on-site survey. Downtown lots mapped from the old town plan tend to line up well. Ranch lines drawn from nineteenth-century calls may be off by tens of feet or more. Use the map to understand shapes and neighbors, then rely on the deed and a survey.
