Kendall County sits where San Antonio’s commuter belt meets the limestone hills, so one road can pass a new subdivision and a century-old ranch within a mile. The Kendall CAD web map shows both on the same screen.

The appraisal district’s map is built and hosted by BIS Consultants, a Texas firm that runs maps for several districts. A disclaimer opens first and makes three points: the map is informational, it is not an on-the-ground survey, and boundaries shown are only approximate relative locations. The district recommends turning off pop-up blockers and clearing your browser cache for the best results, and the help link offers email contacts for both the mapping vendor and the appraisal district. Many rural addresses here are long county road numbers, and some tracts have no address at all. When an address search fails, try the owner’s last name, or pan to the tract and click it. How to find property lines in Kendall County

Hill Country tracts are often described by metes and bounds running from one old fence corner to the next, which makes the map a rough guide at best.

  1. Read the legal description on the account; it will name a survey and abstract, or a lot in a platted subdivision.
  2. Order the deed and any plat from the County Clerk in Boerne.
  3. Walk the fence lines with the deed calls in hand, but remember that ranch fences were often built for convenience, not on the true line.
  4. For a sale, a split or a new fence, hire a Texas registered professional land surveyor.

Creeks, the Guadalupe and floodplain

The Guadalupe River crosses the north side near Comfort and Waring, and Cibolo Creek runs through Boerne. Frontage is a selling point, but these streams rise fast in heavy rain, and floodplain covers more ground than the dry-season channel suggests. Wells, septic and rural services

Outside Boerne and a few water supply corporations, homes rely on private wells drawing from the Trinity Aquifer and on septic systems. Groundwater conservation district rules can affect new wells, and septic permits depend on lot size and soil. A small lot on the map may not support both, so ask before you buy.

Many large ranches are held in family partnerships, so the owner of record may be a company name rather than a person.

Rising Hill Country prices have pushed appraisals up quickly. Owners who disagree can file a protest with the appraisal review board, usually by May 15 or within 30 days of the notice, whichever is later. Bring sales of similar nearby homes or photos of problems the appraiser missed.

Is the Kendall County GIS map accurate?

By its own description, no, not to survey standards. Parcels are drawn from deeds that often trace old fences and live oaks, then placed over aerial photos.
