Hennepin is Minnesota’s most populous county, but it still has open country in its western corner. The Hennepin County Property Map handles both a Minneapolis duplex and a Corcoran hay field. Behind it, the Property Information Search holds the tax and sales record.

Hennepin’s Property Map

The Property Map lets you search by address or PID, or by addition (the Minnesota term for a platted subdivision). Select a parcel and the map links to its record in the county’s Property Information Search. That record shows taxes, assessments, the legal description and sales. The county also publishes a separate Surveyed Properties map that points you to survey-related records.

Search by PID, address or addition

Hennepin’s property ID (PID) is thirteen digits. Enter it without hyphens. For addresses, type the street address and the city separated by a comma.

How to find property lines in Hennepin County

  1. Get the PID and legal description from the Property Information Search.
  2. Check whether the land is abstract or Torrens (registered). Hennepin has a lot of Torrens property, and the certificate of title carries the official description.
  3. Get the recorded plat or registered land survey through the county’s land records.
  4. Look for corner monuments, then hire a Minnesota-licensed land surveyor for fences, additions or disputes.

Is the Hennepin County GIS map accurate?

It is detailed and well maintained, but it is not a survey. Lot lines are fitted to aerial imagery, and older city lots and lakeshore parcels can carry historic quirks, such as vacated alleys, shoreline changes and old metes-and-bounds descriptions. Hennepin County plat book, including the 1898 edition

No current commercial plat book for Hennepin turned up in our research. For history, though, the University of Minnesota’s Borchert Map Library has digitized Plat Book of Hennepin County (1898), published by Northwestern Map Publishing Co. with P. M. Dahl. Its township maps show who owned the farms that are now suburbs, and the scan can be viewed online through UMedia. Recorded plats and additions are the modern source for lot dimensions.

Hennepin County acreage map: the western townships

Corcoran, Greenfield, Rogers, Medina, Independence and parts of Minnetrista still have farms, woodlots and hobby acreage. The Property Map works as an acreage map there. Click the tracts around a slough or woodlot, note the owners and ask for permission before you hunt. Minnesota requires permission to enter agricultural land and posted land. Public land in the area is mostly regional parks, which set their own rules, so check with the park district before assuming hunting is allowed. The Minnesota DNR sets statewide seasons.

The Surveyed Properties map

Hennepin County’s Surveyed Properties map is worth knowing about. It points you to survey information on file for properties around the county. Before you hire a surveyor, check whether a survey has already been done on your lot or a neighbor’s. An existing survey will not replace a new one for a fence or a sale, but it can help the surveyor you hire, and it may answer a casual question about where a corner should be.

Lake lots and shorelines

Lake Minnetonka and the county’s other lakes add a layer of complexity. The parcel line usually stops near the shore, but docks, lakeshore rights and structures near the water are governed by city rules and state shoreland rules. The map shows the parcel, not the rights. Ask the city and a surveyor before building near the water.

Who uses the Property Map

Minneapolis homeowners check alley and garage lines before a project. Suburban buyers compare lots in Plymouth, Maple Grove or Eden Prairie, and lake buyers look up neighbors around Lake Minnetonka. Farm owners in the west confirm acreage before a sale or a solar lease. Title examiners start with the PID, and appraisers use it for comparable sales. Genealogists pair the Property Map with the 1898 plat book to see how a family’s farm was divided over a century.

Zoning, flood and taxes

Every Hennepin city sets its own zoning. Watershed districts regulate floodplain and wetlands (flood layer basics). Tax statements and value notices appear in the Property Information Search.

It depends on the deed, the plat and state law. A parcel line on the map is not a statement of lakeshore rights, so ask a surveyor or attorney about a specific lot.
