Humboldt County Web GIS 4.1

How to find property lines in Humboldt County
Many rural Humboldt parcels trace back to old patents and timber company divisions with metes-and-bounds descriptions that wander along ridges and creeks. The County Recorder in Eureka holds deeds, and records of survey and parcel maps are filed with the county surveyor. In steep, forested terrain a California licensed land surveyor may spend days finding old monuments, so ask for an estimate early. In town, lots follow recorded subdivision maps.
Earthquakes and tsunami zones
Humboldt sits near the Mendocino Triple Junction, where three tectonic plates meet, and near the southern end of the Cascadia subduction zone. It is among the most seismically active parts of the country. A magnitude 6.4 earthquake off Ferndale in December 2022 damaged homes, roads and water lines in the Eel River valley. Low areas along the coast and bay lie in mapped tsunami hazard zones, and evacuation signs point uphill. Check hazard layers and consider foundation bolting on older homes.
Eureka, Arcata and the bay
Eureka, the county seat, has Victorian homes including the ornate Carson Mansion and an Old Town along Humboldt Bay. Arcata, across the bay, is home to Cal Poly Humboldt and a town plaza surrounded by shops. McKinleyville to the north has grown into a large unincorporated community near the airport. Fortuna and Ferndale lie south in the Eel River valley, with Ferndale known for its preserved Victorian storefronts and dairy farms on the river delta.
Humboldt Bay is a working port with oyster farming, fishing boats and log exports. Sea-level rise studies show that parts of Eureka, Arcata and the diked farmland around the bay face rising risk as dikes age and water levels climb. Timber land and the Headwaters
Timber built Humboldt, and companies still own large forest holdings managed for harvest under state forest practice rules. The Headwaters Forest Reserve, protected in 1999 after a long fight over old-growth redwoods, lies east of Fortuna. Rural buyers often find land that was logged decades ago and is now in second growth, with old skid roads and landings visible in imagery. Timber production zoning restricts building on some of these tracts, so check the zoning layer before buying forest land to live on.
The southern county and Lost Coast
Southern Humboldt around Garberville, Redway and the Avenue of the Giants is rugged country where many parcels sit at the end of long dirt roads. The Lost Coast and King Range are so steep that the main highway turns inland to avoid them. Parcels here may have unrecorded access, seasonal creeks, and water from springs rather than wells. Road associations sometimes share maintenance costs, and those agreements may not appear in the parcel record.
Tribal lands
The Hoopa Valley Reservation, the largest in California by area, lies along the Trinity River in the northeast. The Yurok Reservation follows the lower Klamath River, and several rancherias sit near the coast. What cannabis history means for buyers
Humboldt was long known for unpermitted cannabis growing, and many remote parcels still show greenhouses, graded pads and water tanks from that era. Since legalization, the county has permitted commercial cultivation on some parcels and pursued cleanup on others. A buyer should find out whether a parcel has an active permit, a pending application or an open enforcement case, since grading violations and illegal water diversions can carry fines. Permits are tied to specific conditions and do not always transfer automatically.
