Lake County earns its name, with well over a thousand lakes strung across rolling sandhills west of Orlando. Lake County Connect puts parcels, zoning and twenty years of aerial photos in one map.
Getting around Lake County Connect
This is the Board of County Commissioners’ map, separate from the Property Appraiser’s record search. After you click I Agree on a data disclaimer, a toolbar appears with the usual navigation and identify buttons, plus measuring, printing, sharing and two handy extras: a buffer tool and a sales lookup. A Views menu switches between Default, Elections, Zoning and an aerials-off view. Layer groups cover points of interest, public works, public safety, planning and zoning, environmental data, contours and terrain.

From citrus to rooftops
Lake County was once citrus country, with groves covering the hills around Clermont and Groveland. Hard freezes in the 1980s killed much of the crop, and growers sold land that later became subdivisions. Scroll back through the aerials and you can see the old grove rows under today’s streets. Some remaining groves and pasture still carry agricultural classification, which the Property Appraiser records separately.
How to find property lines in Lake County
- Identify the parcel and note its alternate key or parcel number, then open the appraiser’s record for the legal description.
- Pull the plat or deed from the Clerk of Court’s official records.
- Use Measure and Buffer to test distances; buffering a parcel also shows neighbors within a set range, useful for notices.
- Ask a Florida licensed surveyor for a boundary survey before adding a fence, pool or dock.
Lakefront lots and the Harris Chain
The Harris Chain of Lakes links Lake Harris, Eustis, Griffin, Dora and others through canals around Leesburg, Tavares and Mount Dora. Lakefront ownership in Florida usually runs to the ordinary high water line, and the lake bottom below it is often state sovereign land. Docks, seawalls and aquatic plant removal can need state or county permits. Water levels fluctuate with rainfall, so shorelines in the aerials may look very different from one year to the next.
The Green Swamp and southern growth
The southwestern corner falls within the Green Swamp, a designated area of critical state concern that recharges the Floridan Aquifer. Density limits and land-use rules there are stricter than elsewhere. Meanwhile the US 27 corridor toward Four Corners has boomed with homes built for Orlando commuters and vacation rentals. Before buying in the south county, check the zoning view and any overlay that applies.
Lady Lake and The Villages edge
The northern tip around Lady Lake includes part of The Villages retirement community, which spreads into Sumter and Marion counties. Homes there typically carry community development district assessments and amenity fees, which appear alongside ad valorem taxes.
Clermont and the Sugarloaf ridge
Florida is famously flat, but south Lake County rises onto a sandy ridge. Sugarloaf Mountain near Clermont is among the highest points on the peninsula, and cyclists train on its hills. Ridge soils drain quickly, which suited citrus and now suits subdivisions. Sandy limestone ground also means sinkholes happen, so ask about any past claims and consider an inspection if cracks show up.
Homestead, Save Our Homes and portability
Florida homeowners who file for homestead with the Property Appraiser get an exemption, and Save Our Homes then limits yearly increases in assessed value to three percent or inflation, whichever is lower. When you sell, the cap resets for the buyer, which surprises many newcomers. Portability lets owners carry part of their accumulated savings to a new Florida homestead if they apply in time. Check the parcel’s assessed and just values to see how large the gap is.
Mount Dora, Eustis and Tavares
The older lake towns in the middle of the county have downtowns on the water and grids of small lots laid out a century ago. Tavares, the county seat, calls itself a seaplane city. Each town handles its own zoning and permits, while the unincorporated land between them falls under the county’s land development code. Annexation is common as towns grow, so a parcel’s jurisdiction may change.
Is the Lake County GIS map accurate?
The county provides its data as is, reminding users that it changes constantly and that accuracy is the user’s responsibility to judge.
