Laramie County holds Wyoming’s capital, an Air Force missile base and miles of short-grass prairie. Its TerraGIS map is a no-frills viewer with a surprisingly deep layer list.

Layers on the Laramie County map

The county’s map comes from a regional GIS vendor and uses tabs for map, search, print layout, layers, info and drawing. Foreground layers include lot numbers, address points, roads (with private roads shown separately), structures on leased land, ownership, public land survey lines, flood zones, elevation contours, streams, subdivisions and storm sewers. Administrative layers add historic districts, city limits, tax districts, zoning, future land use, water and sewer districts, fire districts and public lands, with state land, BLM land and Curt Gowdy State Park shown separately. Backgrounds include recent high-resolution aerials for parts of the county, 2015 NAIP imagery, USGS topographic maps and hillshading.

How to find property lines in Laramie County

Most rural land here follows the public land survey grid, and the survey layer draws sections and townships. The County Clerk records deeds and plats in Cheyenne. Many ranchettes were created as 35-acre tracts, and their corners should be marked by a Wyoming professional land surveyor before fencing. Section corner monuments on the open prairie may be missing or disturbed by grazing.

The 35-acre rule

Wyoming law generally exempts land divisions into parcels of 35 acres or more from subdivision review. That is why so many rural tracts around Cheyenne are just over 35 acres. Buyers should know that such parcels may lack paved roads, public water or covenants that a formal subdivision would provide. Check road access, well permits and any private road agreements.

F.E. Warren Air Force Base on Cheyenne’s west side commands Minuteman III missiles spread across silos in three states. Missile sites dot the prairie with small fenced parcels owned by the government. Development near them has some restrictions.

Water on the high plains

Eastern Laramie County sits over the High Plains aquifer, and farms around Pine Bluffs and Albin irrigate from it. The state engineer regulates wells, and some areas have control rules to limit groundwater decline. Cheyenne’s city water comes partly from reservoirs in the mountains and transbasin diversions.

Wind, snow and building

Wind is constant on the high plains, and snow drifts can block rural roads. Snow fences line highways. Builders account for wind loads and drifting when siting homes and driveways.

Growth and data centers

Cheyenne has attracted large data centers, drawn by cheap land, cool air and power. These projects show up as large industrial parcels. Residential growth continues on the city’s edges, where city and county zoning meet.

Advanced search is handy for finding every parcel in a subdivision or every tract owned by one ranch. Results list the matches, and clicking one zooms the map to it. The info tab then shows attributes for whatever you click, including acreage and tax district.

Coordinates on the map use a Universal Transverse Mercator projection, which matters only if you plan to bring the data into other GIS software. For casual users, the measure and drawing tools work in feet, acres and miles.

Cheyenne and the eastern towns

Cheyenne holds most of the county’s people, with state government offices, the railroad yards and the Frontier Days rodeo each July, which brings visitors from around the world. Neighborhoods north and east of the city have grown with new subdivisions, while older homes cluster near downtown and the Capitol. Pine Bluffs, near the Nebraska line, is a farm town with grain elevators and an archaeological site. Burns and Albin are small agricultural communities with large surrounding farms.

Rural subdivisions near Cheyenne often have covenants recorded with the plat, covering things like livestock, outbuildings and mobile homes. Read those before buying, since the county does not enforce private covenants but neighbors can.

Zoning and future land use layers

Turning on the zoning layer shows county and city districts, and the future land use layer shows what planners expect over coming decades. A field shown as future residential near the city may face annexation pressure, while land shown as agricultural is expected to stay rural. These layers can help explain why prices differ so much between two similar-looking tracts a few miles apart.

Is the Laramie County GIS map accurate?

On the open prairie, parcel lines built from section-based descriptions usually land close to where they should, but ranchette splits, road rights of way and old fences can still differ by many feet.
