Lexington County wraps around the south and west sides of Columbia and the southern shore of Lake Murray. Suburban neighborhoods, lake homes and peach and timber country all sit within its borders. OneMap, the county’s GIS viewer, carries an unusual amount of history in its layer list.

South Carolina counties identify parcels by tax map number, often called the TMS. How to find property lines in Lexington County

  1. Open the TMS record and note the deed book and page and plat reference.
  2. Search the Register of Deeds official records for the deed and the recorded plat. The office offers online searching after you register.
  3. Search each corner for an iron pin; newer subdivisions usually have them.
  4. Hire a South Carolina professional land surveyor for anything that depends on the exact line.

If the current parcel looks different from what a seller describes, compare it with an older historic parcel layer. A recent split or boundary adjustment often explains the difference.

Lake Murray lots

Lake Murray is a hydroelectric reservoir, and the utility that operates it controls the shoreline above the water line. Private lots along the lake often end at the project boundary rather than at the water, and docks and shoreline work need the operator’s permission. Zoning, overlays and flood layers

Few county viewers put this many zoning overlays in one place. Scenic corridors, transitional buffers, neighborhood appearance districts and airport noise zones can all affect what you build. Acreage map and hunting land ownership

West of Lexington toward Batesburg-Leesville and south toward Pelion and Swansea, parcels get large and timber is common.
