The McHenry County property search
The county’s public property search is fast and practical. A few of its quirks are worth knowing. A version with scale-dependent layers loads more slowly. Parcel searches return up to a few thousand results, and printing is capped at a hundred parcels at a time, though summary reports are not limited. When a parcel carries more than one zoning district, a notice points that out and reminds you the map is not the official zoning map. How to find property lines in McHenry County
- Search the parcel and note the PIN, subdivision and lot.
- Get the deed and recorded plat from the McHenry County Recorder in Woodstock.
- Read the plat for utility and drainage easements along rear and side lines.

Township assessors
Illinois outside Cook County uses township assessors, and McHenry County has seventeen townships. The Fox River and Chain O’Lakes
The Fox River flows south through McHenry and Algonquin, and the Chain O’Lakes sits on the county’s northeast edge. Waterfront homes face flood risk and seawall rules. Check the floodplain layer.
Woodstock and the square
Woodstock, the county seat, has a Victorian square with an opera house that stood in for Punxsutawney in the movie Groundhog Day. Homes near the square sit on narrow, deep lots from nineteenth-century plats, and the city’s historic district reviews exterior changes.
Farms and the western county
Harvard, Marengo, Hebron and Chemung remain farm country, once known for dairies and now mostly corn and soybeans. County agricultural zoning limits how small farm parcels can be divided, and farmland is assessed on its productivity rather than market value.
Commuter towns on the Metra line
The Union Pacific Northwest Metra line runs through Cary, Crystal Lake, Woodstock and on to Harvard, and many buyers pick homes within reach of a station. Walkable downtowns around those stops have older, smaller lots. Farther from the tracks, subdivisions from the 1990s and 2000s fill former farms.
Huntley, Algonquin and Randall Road
The southeast corner of the county, along Randall Road and Interstate 90, grew fastest. Huntley’s large age-restricted community brought thousands of homes, while Algonquin and Lake in the Hills filled with retail and subdivisions. Algonquin and a few other villages straddle the Kane County line, so confirm which county’s records apply.
A county on groundwater
McHenry County draws its drinking water from aquifers rather than Lake Michigan. Many rural homes have private wells and septic systems regulated by the county health department. Buyers should get a well water test and septic inspection, and ask about nitrate or chloride issues that can come from road salt and fertilizer.
Conservation land and fens
The McHenry County Conservation District protects tens of thousands of acres, including Glacial Park near Richmond with its kames, bogs and prairie. Rare fens and wetlands shape where building is allowed, and some private land borders these preserves.
Unincorporated zoning
Outside municipalities, the county’s unified development ordinance governs zoning, subdivisions and stormwater. Estate lots, farm divisions and home businesses follow its rules. Because the property search zoning is unofficial, confirm any district with the county planning office before buying or building.

Summary reports give a quick overview of each parcel, and because they have no limit, they suit anyone researching a whole street or subdivision. For bigger pulls, narrow your search so it stays under the result cap.
Lake homes near the Chain
Around Johnsburg, Fox Lake’s western shore and Pistakee Bay, small lake lots from early summer-cottage plats have become year-round homes. Many sit close to the floodplain, and seawalls, piers and additions need permits. The Fox Waterway Agency manages the Chain O’Lakes and the river, including sticker requirements for boats. Before buying a waterfront lot, compare the parcel with the flood layer, ask about past high water, and confirm whether the lot has true frontage or shares a common beach with neighbors.
