Monongalia County wraps around Morgantown and West Virginia University, then spreads into ridges, coal country and the Cheat River gorge. The Monongalia Parcel Viewer draws every tax parcel across that terrain.

How the Monongalia Parcel Viewer works

A legal notice appears before the map. It says the county provides online maps as a public service, as available, with no warranty, and that the content is not a legal record. It adds a useful detail: the parcel layer was built to inventory real property, drawing on deeds, plats and similar records at the courthouse, and those originals are what you should check when anything important is at stake. Agree, and the map opens on the whole county with the Monongahela River, Cheat Lake and Coopers Rock State Forest labeled.

The header links three tools: Map Card Search, the Assessor’s Office homepage and an IASW search, the county’s online assessment records. Find the viewer on Monongalia in our West Virginia directory, or pick north-central West Virginia on our clickable national map.

West Virginia parcels are identified by tax district, tax map and parcel number, sometimes with a suffix for split parcels. Morgantown, Clinton, Union and other districts each have their own set of maps. The map card search pulls the scanned tax map sheet, which shows parcel numbers and dimensions for a whole neighborhood at once. A few tips:

How to find property lines in Monongalia County

Older West Virginia deeds often read like a walk in the woods, with calls to stones, stakes and neighbors’ lines.

  1. Get the deed book and page from the assessment record.
  2. Order the deed and any plat from the Monongalia County Clerk, who records land documents in West Virginia.
  3. Trace the calls backward through prior deeds if the description is vague; a title attorney can help.
  4. Have a West Virginia licensed professional surveyor mark the corners before building or fencing.

Surface, minerals and coal

In this part of the state, surface and mineral rights are often owned separately, and coal, oil and gas interests may have been severed generations ago. Mineral interests can be assessed on their own, so one tract of land may have several tax accounts. Ask a title examiner what was reserved in earlier deeds before buying, especially near active gas development or old mines, where subsidence is a possibility.

Morgantown, WVU and the suburbs

Morgantown and Star City hold the university and hospital complex, and growth has spread toward Cheat Lake, the Mileground and the I-79 corridor. City zoning applies inside Morgantown, while the county has its own planning rules outside it. Rental property near campus is common, and the city regulates rental housing, so check its rules before buying an investment property.

Cheat Lake, rivers and low ground

Cheat Lake is a hydroelectric reservoir on the Cheat River, and shoreline rules differ from a typical private pond. The Monongahela and Deckers Creek bottoms have flood-prone ground as well. Check flood zones before you buy near water; see what county flood layers show.

Monongalia County plat book

No current printed landowner atlas turned up in our research. The county’s tax map cards and recorded plats serve that role, and the viewer is free.

Acreage map and hunting ground

Farms and woodland around Blacksville, Wadestown and Clinton District show acreage and owner when clicked, the first step in asking permission to hunt. Coopers Rock State Forest and nearby wildlife management areas have public hunting under West Virginia Division of Natural Resources rules.

Property tax classes and homestead

West Virginia sorts property into classes: owner-occupied homes and farms are Class II, while other real estate is Class III outside cities and Class IV inside them, with higher levies in the latter. Residents who are 65 or older, or totally disabled, can claim a $20,000 homestead exemption through the assessor.

Is the Monongalia County GIS map accurate?

The county says its map is not a legal record and points users to the underlying deeds and plats. Tax maps in hilly country, drawn from old metes-and-bounds deeds, can drift noticeably from reality. A survey settles the line; see tax parcels compared with surveys.

Parcel Viewer not loading?

Agree to the legal notice, then give the basemap time to draw. If the search panel does nothing, reload or switch browsers. For the northern panhandle, see our Ohio County, WV parcel map, or open our West Virginia GIS hub.
