Getting around Data Map 2.0
Porter County’s newer map is an Esri Experience app that loads statewide aerial photography from Indiana’s Geographic Information Office, which is released without copyright restrictions. Type in the search box or click a parcel to open a pop-up with its details. A coordinate readout lets you pick the output coordinate system, handy if you are matching the map to GPS readings or a surveyor’s notes.
The app works on a phone, though a laptop makes the layer list easier to use. Because Experience apps load many resources, a slow connection may leave the map blank for a few seconds before parcels appear.
How to find property lines in Porter County
Most of Porter County was surveyed on the federal section grid, and rural parcels are described by section, township and range. Subdivisions around Valparaiso, Chesterton and Portage follow recorded plats. The county Recorder in Valparaiso keeps deeds and plats, and the county surveyor maintains section corner records. For a fence, addition or new home, hire an Indiana professional surveyor to set or verify corners. Dune land near the lake can shift, and old corners there may be buried under sand.
Indiana Dunes National Park
Indiana Dunes became a national park in 2019, after decades as a national lakeshore. The park and the neighboring state park cover much of the Porter County shoreline. Beverly Shores and Ogden Dunes are small towns surrounded or bordered by parkland, and the Park Service bought many homes over the years to expand the park. Some remaining homes sit on land with leases or special agreements. If buying near the park, check for any reserved rights or restrictions recorded on the deed.
Lake Michigan shoreline erosion accelerated during high water in 2019 and 2020, damaging beaches and threatening some lakefront homes. Shore protection projects require state and federal permits.
Burns Harbor and industry
Burns Harbor has a large integrated steel mill and the Port of Indiana, one of the state’s ports on Lake Michigan. Industrial land along the shore contrasts with the dunes next door. Portage grew around steel jobs and now has large subdivisions. Industrial parcels appear as large tracts on the map, often with rail spurs.
Commuters and the South Shore Line
The South Shore Line, one of the last electric interurban railroads in the country, runs from South Bend to downtown Chicago with stops in Porter County at Dune Park, Beverly Shores and elsewhere. A double-tracking project finished in 2024 cut travel times, and developers have proposed apartments and townhomes near stations. Valparaiso, the county seat, has a lively downtown, Valparaiso University and an annual popcorn festival honoring Orville Redenbacher, who began his business there. Chesterton hosts a European-style outdoor market and is a gateway to the dunes.
The south county
South of Valparaiso, Hebron and Kouts sit in farm country that slopes toward the Kankakee River. The Kankakee was once surrounded by a huge marsh, drained and straightened for farming in the early 1900s. Land near the river floods, and some has been restored to wetland. Check flood zones before buying low ground in the south.
Growth around Valparaiso
Valparaiso and the unincorporated land around it have added subdivisions steadily, especially to the south and east toward Wheeler and Kouts. Farmland near city limits may be annexed as utilities extend. When comparing homes, check whether a property uses city sewer or a septic system, since that affects future additions. School district lines are a major factor in prices here, so confirm with the school corporation which one serves a parcel rather than guessing from the town name.
Is the Porter County GIS map accurate?
Parcels in Data Map 2.0 are drawn from deeds and plats for tax purposes and then laid over the state imagery, so small shifts of a few feet between a lot line and a visible fence are routine. Along the lakeshore, where sand moves and old monuments vanish, the gap can be larger. Use the map to understand roughly what you are looking at, then let a stamped survey settle any real question.
