Saratoga County runs from Capital Region suburbs to lakefront on Saratoga Lake and the Great Sacandaga and on into the Adirondacks. The Saratoga County Parcel Viewer and the county’s assessment database, which switched to a new system in 2025, are the two tools to know.
The Saratoga County Parcel Viewer
The viewer has a search box, a use-my-location button and a basemap gallery with New York State orthoimagery from several years, including 2024 and a string of earlier flights. Switching between years is a quick way to see when a house was built or a field was cleared. The viewer is linked from our New York directory under Saratoga, and the county appears on the national map.
The assessment database moved to GAR Pros
On September 30, 2025, the county replaced SDG Image Mate Online with GAR Pros for its real property assessment database. The county said the features stayed the same. You can search by address, tax map number (SBL) or owner name, and records include assessments, tax maps, photos, county tax information and comparable-sales tools. Update any old Image Mate bookmarks.
Search by tax map number (SBL), owner or address
New York parcels are identified by a section-block-lot number, often written SBL, along with the town’s code. For address searches in GAR Pros, enter the house number and street name without a suffix such as Road or Lane.
- Use the street finder in GAR Pros to list every parcel on a street.
- Remember that property lines and tax maps are town-based. The same SBL can exist in two different towns, so include the town.
How to find property lines in Saratoga County
- Click the parcel and copy its deed reference.
- Get the deed and any filed map from the Saratoga County Clerk, who handles land records and map filings.
- Compare the filed map with the corners on the ground.
- Hire a New York licensed land surveyor for fences, additions or disputes.
Towns across the county
Ballston Spa is the county seat, and Saratoga Springs is its best-known city. Clifton Park, Halfmoon and Malta have grown into busy Capital Region suburbs, especially around the Northway corridor. Mechanicville, Stillwater and Schuylerville line the Hudson on the east, while Corinth, Hadley, Edinburg and Day reach into the Adirondacks. Each town has its own assessor and tax map sections, which is why the town name matters in every search.
Is the Saratoga County GIS map accurate?
The tax map layer is for assessment, not boundaries. Older rural parcels in the northern towns may be described in ways that do not fit together perfectly, and forest cover makes aerial checks hard. Use the viewer to find the parcel, then rely on the deed, filed maps and a survey. See tax map versus survey.
Saratoga County plat book and the 1866 atlas
A modern commercial plat book for Saratoga County does not seem to exist. The county’s historic atlas is well documented, though. The New Topographical Atlas of Saratoga Co., New York (1866), from surveys by S. N. and D. G. Beers and published by Stone & Stewart, shows town maps with property owners’ names. Scans are online through the New York Public Library and the David Rumsey Map Collection. It is a great companion to the modern viewer for house historians.
Saratoga County acreage map: Adirondack towns and hunting
The northern towns fall inside the Adirondack Park, where private land is subject to Adirondack Park Agency land-use rules and state Forest Preserve land is open to the public under DEC regulations. The Great Sacandaga Lake shoreline is largely controlled by the state regulating district, which is why lake-view lots there often do not reach the water. Farther south, farms and woodlots around Greenfield, Galway and Charlton are common. Use the viewer to identify owners and ask permission to hunt, and check DEC maps and rules for public land.
Using the imagery years
The basemap gallery is the viewer’s hidden strength. Flip from the 2024 orthoimagery back to earlier flights and you can see when a subdivision road went in, when a barn came down, or when a neighbor cleared the woods along your line. That is useful for disputes over long-standing fences or driveways, and for house histories alongside the 1866 atlas. Some older flights cover only part of the county, so a blank patch just means that year’s photos did not include your area.
Zoning, flood and taxes
Towns and cities set zoning in New York. Within the Adirondack Park, APA rules also apply. Floodplain along the Hudson River, Kayaderosseras Creek and Fish Creek is worth checking (flood layers). County taxes appear in GAR Pros. School and town taxes are billed locally.
Viewer or database not loading?
If an old link fails, it may be an Image Mate bookmark. Use GAR Pros instead. For the map viewer, switch to a lighter basemap and zoom in before searching. Other New York viewers are on the New York hub. Down the Hudson, read our Dutchess County guide.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey — especially for fences, setbacks, or boundary disputes.
