Sauk County has some of Wisconsin’s best-known landscapes, from Devil’s Lake and the Baraboo Hills to the Wisconsin River and the Dells area. It also has plenty of farm and woodlot acreage. The Sauk County Tax Parcel iSite is the free way to see who owns it. The county’s Land Information office backs it up with an unusual set of extra tools.

Tax Parcel iSite and the Land Information tools

The iSite is an ArcGIS web app with an enhanced search panel. You can search by value, by shape or spatially, buffer a selection, and switch among several coordinate systems, including the Sauk County WISCRS system that local surveyors use. Statewide NAIP aerial imagery sits underneath.

What sets Sauk County apart is the rest of its Land Information/GIS page. It includes a Plat of Survey app, a Tie Sheet Finder for section-corner records, a FEMA Floodplain Finder, a zoning district finder, a school district finder, an imagery and LiDAR download app and an open data repository. For a boundary question, the survey and tie sheet tools are gold.

Use the Sauk County listing in our Wisconsin directory to open the iSite, or click the county on the national map.

Wisconsin parcel numbers typically start with a code for the town, village or city, followed by the parcel’s own digits. Your tax bill shows the full number.

Sauk County plat book: current, free and historic

The Sauk County Register of Deeds FAQ says plat books are no longer sold by the county or local title companies. Instead it points buyers to Rockford Map Publishers, which publishes the Sauk County plat book in print and eBook form, along with a mobile version and wall maps. Rockford’s site lists editions going back decades. The free alternative is the iSite, which shows current ownership parcel by parcel.

For history, the Sauk County Historical Society has put 1877 township and village plat maps online. The Wisconsin Historical Society and UW–Madison Libraries give online access to the 1906 Standard Atlas of Sauk County. Comparing an old plat with the iSite is a satisfying way to trace a family farm.

How to find property lines in Sauk County

  1. Click the lot on the iSite and copy down the legal description, often a quarter-quarter of a section or a certified survey map (CSM) lot.
  2. Check the Plat of Survey app for surveys already on file near your parcel.
  3. Use the Tie Sheet Finder to locate section-corner documentation that surveyors rely on.
  4. Get recorded documents from the Register of Deeds, and hire a Wisconsin professional land surveyor for fences or disputes.

Certified survey maps

In Wisconsin, many rural lot splits are done with a certified survey map (CSM), a recorded survey that creates up to a small number of lots without a full subdivision plat. On the iSite, a parcel created by CSM usually shows a legal description that cites the CSM number, volume and page. That document is the best boundary evidence most rural landowners have, because it was prepared by a surveyor and shows the corners that were set.

Is the Sauk County GIS map accurate?

The parcel layer is compiled from deeds, CSMs and plats and fitted to section corners, which helps. It is still a tax map. Rugged terrain in the Baraboo Hills and old farm descriptions can put lines a bit off the ground. A recorded plat of survey or a new survey is what counts. See assessor map versus survey.

Sauk County acreage map and hunting permission

Deer hunting is a big deal in Wisconsin, and Sauk County’s mix of woods, hills and farm fields draws hunters every fall. Use the iSite or a plat book to identify landowners around the ground you want to hunt, then ask permission. A plat book is still popular for this because you can carry it in the truck. Public land includes state properties around Devil’s Lake and the Baraboo Hills and along the Wisconsin River. The Wisconsin DNR’s public access lands maps show what is open to hunting and under what rules.

Baraboo, the river towns and the Driftless edge

Baraboo is the county seat, with Reedsburg to the northwest and the twin villages of Sauk City and Prairie du Sac on the Wisconsin River. Spring Green sits in the southwest near the riverway. The Lake Delton and Dells area in the north brings resorts and seasonal homes. The western part of the county has the steep coulees and ridges of the Driftless Area, where farms follow the valleys and woods climb the slopes. Parcels there often have irregular shapes that follow old farm lines, which is exactly where the survey tools earn their keep.

Zoning and flood in brief

Sauk County administers zoning in many towns, and the county’s zoning district finder shows which rules apply. Villages and cities set their own. Along the Wisconsin and Baraboo rivers, use the FEMA Floodplain Finder or read our flood layer guide.

iSite not loading?

Web apps sometimes show a “browser not supported” notice for a moment while they start. Give the map a few seconds. Clear the cache or try another browser if it stalls. All 72 Wisconsin counties are on our Wisconsin GIS hub, and our Dane County guide covers the county to the southeast.
