Scott County, Kentucky GIS Parcel Map Guide

Scott County mixes Bluegrass horse country with one of the largest auto plants in North America. The Property Valuation Administrator’s qPublic map shows both sides of that story, parcel by parcel.

Georgetown and the plant that changed it

When Toyota opened its Georgetown assembly plant in the late 1980s, a quiet county seat became one of Kentucky’s fastest-growing towns. Subdivisions spread north and east of downtown, and supplier plants filled industrial parks along Interstate 75. Farther out, though, the landscape is still rolling pasture, stone fences and thoroughbred barns. Most questions on the parcel map fall into one of those two worlds: a lot in a newer neighborhood, or acreage on a farm.

What the PVA map shows

How to find property lines in Scott County

Kentucky never used the federal section grid, so rural boundaries depend on metes-and-bounds deeds, and plats cover the subdivisions.

  1. Click the parcel and copy the map number and deed book reference.
  2. Pull the deed and any plat from the Scott County Clerk in Georgetown.
  3. On farms, walk the stone or plank fences with the deed; historic rock walls often follow old lines, but not always.
  4. Hire a Kentucky licensed professional land surveyor before selling a tract or adding a barn near a line.

Joint planning in Georgetown and the county

Zoning and subdivision review for Georgetown and unincorporated Scott County run through a joint planning commission. The county’s comprehensive plan tries to steer dense growth toward Georgetown while protecting farmland elsewhere. Rural lot sizes, road frontage and septic suitability all shape whether a farm can be divided. Look at the zoning layer, then phone the planning office before counting on a division.

Elkhorn Creek and Royal Spring

North Elkhorn Creek winds through the county and is popular with paddlers, but it also floods. Georgetown grew around Royal Spring, still a city water source. Karst limestone underlies much of the county, so sinkholes and springs appear on farms. The floodplain layer and contours help you judge low ground before buying along the creek.

Horse farms and agricultural value

Horse farms and cattle operations can qualify for Kentucky’s agricultural valuation, which assesses land by use rather than market price. The PVA handles applications. The Kentucky Horse Park lies just across the line in Fayette County, and many breeding farms sit along Ironworks and Newtown pikes.

Assessment calendar and appeals

Kentucky values property as of January 1. Each spring the PVA opens the tax roll for inspection; anyone who thinks a value is off should talk it over with PVA staff first, then take it to the county’s appeals board if needed. The sheriff collects the tax bills in the fall.

Sadieville and Stamping Ground

The county’s two small northern towns have their own city limits layers. Stamping Ground takes its name from the buffalo that once trampled the ground around a spring there, and it remains a crossroads village surrounded by farms. Sadieville grew along the railroad and now sits beside an interstate exit, with room for new homes. Water districts serve most rural roads, but some farms still depend on wells or cisterns, so ask before buying.

Using the sales search

The qPublic sales search usually filters by sale date, price range, acreage and property class. For a farm buyer, narrowing to agricultural parcels over twenty acres sold in the last two years gives a quick sense of per-acre prices. For a homeowner protesting a value, filtering to the same subdivision works better. Remember that some transfers, like family sales or foreclosures, may not reflect market value; the PVA can tell you which sales it considers valid.

The interstate corridor

Industrial and commercial land clusters near the Interstate 75 exits, while zoning keeps much of the county agricultural. A parcel’s zoning can shift a farm’s value sharply if it lies near an interchange.

Is the Scott County GIS map accurate?
