Warren County is the northern gateway to Shenandoah National Park and the Skyline Drive. Its OneView map covers Front Royal and hundreds of mountain lots sold decades ago.

Mountain subdivisions and sanitary districts
In the 1960s and 1970s, developers carved the Blue Ridge and Massanutten slopes into thousands of small lots in communities like Shenandoah Farms, Skyland Estates, Apple Mountain Lake, Blue Mountain and Lake Front Royal. Many roads there are maintained through sanitary districts funded by extra taxes on lot owners. The map shows the dense grids of these communities. Before buying, check road condition, whether the lot is buildable, and what district fees apply.
How to find property lines in Warren County
Deeds and plats are recorded with the Circuit Court Clerk in Front Royal. Mountain lots often have corners set decades ago that are now hard to find. A Virginia licensed surveyor can locate them. Compare the plat with the OneView shape, and remember the county warns that records may lag during the software change.

Shenandoah National Park and Skyline Drive
Skyline Drive starts at the north entrance station just south of Front Royal and runs 105 miles along the Blue Ridge crest. The national park’s eastern and southern edges touch dozens of private parcels in Warren County, especially around Browntown and Bentonville. Owners next to the park get protected views and quiet, but no private driveway access through park land, and hunting stops at the boundary line. The park was assembled in the 1930s partly by condemning mountain farms, and old family cemeteries and homesites still dot the woods. If a parcel shares a line with the park, the boundary is usually well marked by federal surveys, which a local surveyor can tie into.
Where the Shenandoah forks meet
The North and South forks of the Shenandoah come together at Riverton, on Front Royal’s northern edge, and continue north as a single river toward Harpers Ferry. Canoe liveries, campgrounds and river cabins line both forks. Many cabins were built as weekend retreats on small lots in the floodplain, and big floods in 1985 and 1996 reached high up the banks. Turn on the flood layer in OneView before buying a river cabin, and ask whether it has been elevated or has a current flood policy. Some river communities share private boat ramps under recorded agreements.
Front Royal
Front Royal is the county’s only incorporated town, with its own zoning, permits and utilities. Its Main Street has older brick buildings, and neighborhoods spread up the hillsides around it. The town saw a Civil War battle in 1862, and Skyline Caverns draws visitors south of town. The Virginia Inland Port, a rail-to-truck container yard linked to the Norfolk terminals, sits north of town and has pulled in large warehouses. Lots inside town limits typically connect to public water and sewer, while most county lots rely on wells and septic, a difference worth checking on any listing.
Conservation research land
East of Front Royal, the Smithsonian’s conservation biology institute occupies a large campus where rare animals are bred and studied. Much of the property was once an Army remount station for cavalry horses and later a federal beef cattle research farm. It appears on the parcel map as a big federal tract along U.S. 522. Nearby private land stays rural, and the campus opens to the public only for occasional events.
Buying a lot in the mountain communities
Lots in places like Shenandoah Farms often sell for very little, and the parcel map shows why many remain empty: steep grades, rock, narrow gravel roads and small lot sizes that make it hard to fit a well and septic system with proper separation. Before paying for a lot, ask the county health department whether a septic permit is possible, and check whether the sanitary district plans road work that will raise its fees. Buying two or three adjoining lots is a common way to get enough room for a drainfield.
Commuters to northern Virginia and the D.C. suburbs have filled many of these communities with year-round homes, since Interstate 66 starts near Front Royal. Prices remain lower than in counties farther east, but the drive is long.
Is the Warren County GIS map accurate?
Warren County calls the parcel data representational and adds a fresh warning that records are still settling after the real estate software change. In the mountain subdivisions, lots were often platted on paper without much fieldwork, so the drawn grid may not match the terrain or the roads actually built.
