Yuma County, Arizona GIS Parcel Map Guide

Yuma County is desert, farm fields and military ranges, with a border city of its own. Winter vegetables grow on irrigated ground near the river, retirees fill the Foothills, and huge federal tracts cover the east. The Yuma County Public Parcel Viewer brings those pieces together.

The county’s parcel viewer, titled Yuma County Cadastral Information, is an Esri Experience app. Its toolbar offers parcel, owner and subdivision searches, a select tool, measuring, drawing, printing, bookmarks, a coordinate converter and a basemap gallery. The layer list includes municipalities, parcels and an unusually detailed easements layer that separates irrigation, access, public utility, electric utility, non-access, noise and lighting, and no-build easements, along with rights-of-way.

Yuma County parcel numbers follow the Assessor’s format. The Assessor’s online records accept an eight-digit number, plus any split letter, without spaces or dashes, or the full twelve-digit number. The viewer’s parcel search works the same way. If you have only a name, use the owner search, and for newer neighborhoods try the subdivision search.

How to find property lines in Yuma County

  1. Select the parcel and note its legal description from the Assessor record.
  2. Get the deed and recorded plat from the Yuma County Recorder.
  3. Walk the corners and look for rebar with caps; in sandy soil they may be buried.
  4. Hire an Arizona registered land surveyor for walls, fences or disputes.

Block walls are common in Yuma subdivisions, and they are not always on the true line. A survey before replacing a wall avoids arguments with neighbors.

Easements, irrigation and noise zones

The easement layer is worth turning on before you buy. Irrigation easements protect canals and laterals that serve the farm valley. Noise and lighting easements relate to aircraft operations around the air station and airport. Access and no-build easements can limit where you put a garage or a pool. The Foothills and winter visitors

East of the city, the Foothills area stretches along the base of the Gila Mountains. It fills with part-time residents in winter, and many lots hold manufactured homes, RVs or small houses on desert ground. Much of the Foothills is unincorporated, so the county handles zoning and permits there. When you look at a lot, check the easement layer for access and utility strips, and look at the aerial for washes that carry water during summer storms. Those washes can move a lot’s buildable area more than the parcel lines suggest.

San Luis, Somerton and the border

San Luis sits on the border with Mexico and has grown quickly, with new subdivisions and commercial land. Somerton, between Yuma and San Luis, mixes older neighborhoods with farm ground. Each city zones its own land, and the viewer’s municipality layer shows where those limits fall. Parcels near the border can carry federal easements or restrictions, so read the title report closely.

Farm valley and water districts

Irrigated land in the Yuma Valley, the Gila Valley and around Wellton is served by irrigation districts and water users’ associations that deliver Colorado River water. Farm parcels often come with district assessments and specific delivery rules. The parcel map shows the land, but the district office explains the water.

Military ranges, refuges and state land

Much of the county east of the valleys is federal: Yuma Proving Ground, part of the Barry M. Goldwater Range, and the Kofa and Cabeza Prieta national wildlife refuges. Arizona State Trust land is scattered throughout, and using it requires a state permit. Is the Yuma County GIS map accurate?

The viewer’s own notice says the data is not a legal survey and is for graphical purposes. It is good for identifying parcels and spotting easements, but lines can be off. Any boundary question goes to a registered surveyor; read tax map versus survey for why.
