How land records work in Mexico
Mexico has no national parcel map. Catastro (the property cadastre used for the predial tax) is a municipal responsibility, often coordinated by a state catastro office, and each lot has a clave catastral. Ownership is recorded in the state Registro Público de la Propiedad. Ejido and communal land (propiedad social) is administered under the Ley Agraria and registered with the federal Registro Agrario Nacional (RAN).
Most Mexican catastros do not publish a free online lot map. Where a state or city does, it is on that state's page. Everywhere, you can use two national viewers:
- INEGI Mapa Digital de México ↗National interactive map from INEGI: states, municipal boundaries, localities, streets and imagery. It does not show individual lots. Opens gaia.inegi.org.mx in a new tab.
- RAN ejido and communal land (núcleos agrarios) in ArcGIS Map Viewer ↗Boundaries of ejidos and comunidades from the Registro Agrario Nacional (RAN), published as a public map service by the Servicio Geológico Mexicano. Click a polygon for its name, municipality and hectares. Opens arcgis.com / portal.sgm.gob.mx in a new tab.
A note on accuracy
Online cadastral maps are drawn for tax and planning use and are not a survey. For a purchase or boundary question, check the deed recorded at the state Registro Público de la Propiedad (or, for ejido land, the Registro Agrario Nacional) and hire a licensed surveyor (perito topógrafo).
