In Gwinnett the question is rarely “where is the farm line?” It is more often about which HOA a street belongs to, whether a sliver of woods is buildable, or where a subdivision’s common area ends. The Gwinnett GIS Data Browser answers most of those questions faster than a phone call.

Search by address, owner or parcel number (PIN)

Gwinnett parcel numbers look like R7001 001. The leading letter and four digits reflect the land district and land lot, and the final digits identify the parcel. Georgia’s old land-lot system still underlies property descriptions across the state. The assessor’s search accepts the number with a space or with a letter suffix, as in R8001A001.

How to find property lines in Gwinnett County

  1. In the Data Browser, click your lot and jot down the parcel number and subdivision.
  2. Get the recorded plat. In Georgia, plats and deeds are recorded by the Clerk of Superior Court. The statewide GSCCCA indexes let you search plats online, though viewing full images may require a paid account.
  3. Use the plat’s bearings and distances to look for iron pins at the corners.
  4. For fences, additions or disputes, hire a Georgia Registered Land Surveyor.

Layers worth switching on

The Data Browser groups its layers by theme, and a few are especially helpful for property questions. The property information group holds parcel lines and labels. Land planning layers show zoning and future land use. Utility layers help when you are wondering whether sewer reaches a lot, and school layers show attendance zones. Topography contours give a rough sense of slope, which matters in Gwinnett’s rolling terrain. Turn on only what you need, because each extra layer slows the map.

Is the Gwinnett County GIS map accurate?

The county’s parcel layer is well maintained, but it is still a GIS product, not a survey. Lines are digitized from plats and deeds and fitted to imagery. On older lots from before modern subdivision rules, the fit can be loose. Tree canopy, which Gwinnett has plenty of, makes it hard to check lines against fences in aerial photos. Use the map to identify parcels and neighbors, and use a surveyor for boundaries.

Gwinnett County plat book: free, paid and historic

There is no current farm-style plat book for Gwinnett. The county is almost entirely suburban now, and the Data Browser does that job for free. For history, Georgia’s land-lot surveys date to the early 1800s, and many old county maps survive in state archives and university map collections. Those are useful if you are tracing an old family tract.

Pockets of larger tracts remain near the Apalachee River in the southeast, around Dacula, Hog Mountain and toward the Lake Lanier shore near Buford. The browser draws many layers at once. If it stalls, turn off layer groups you do not need, zoom in before switching on parcel labels, and use a current desktop browser.
