Citrus County is manatees, springs and miles of quiet pre-platted lots on Florida’s Nature Coast. The appraiser’s advanced map is built for working through those lots one parcel at a time.

The advanced map at a glance

The Property Appraiser’s map opens on a countywide view with township and range numbers printed in red across each grid block. Citrus Springs, Pine Ridge and the old lot sales

In the 1960s and 1970s, developers platted tens of thousands of lots in places like Citrus Springs and Pine Ridge and sold many of them by mail to out-of-state buyers. Many remain vacant today, owned by heirs who have never seen them. The map shows these grids clearly. How to find property lines in Citrus County

  1. Select the parcel and open the property record card for its plat book and page.
  2. Order the plat and deed from the Clerk of the Circuit Court in Inverness.
  3. In old subdivisions, corner monuments may be missing or buried; plan on a new survey.
  4. Hire a Florida licensed surveyor before clearing or building.

Springs, manatees and Kings Bay

Crystal River’s Kings Bay and Three Sisters Springs draw hundreds of manatees each winter, and Homosassa Springs has a state wildlife park. Waterfront homes on canals are prized, but seawall repairs, dock rules and manatee protection zones add costs and limits. Scallop season brings summer crowds to Homosassa and Crystal River.

Sinkhole country

Citrus, Hernando and Pasco counties lie in a belt known for sinkholes because limestone sits close to the surface. Florida insurers must cover catastrophic ground collapse, but broader sinkhole coverage costs extra. Ask for any prior claims or repairs on a home, and look for cracks or sloping floors.

Withlacoochee forest and trail

The Withlacoochee State Forest covers a large part of the county, and the paved Withlacoochee State Trail runs through Inverness and Floral City. Homes near the trail or forest enjoy open space, though prescribed burns and hunting seasons come with it.

The Tsala Apopka chain

East of Inverness, the Tsala Apopka chain of lakes is a marshy maze popular with anglers. Water levels vary with rainfall, and some lots fronting it are wetland at the edge.

Crystal River’s power plant legacy

Duke Energy’s nuclear unit near Crystal River closed in 2013, reducing the county’s tax base, and coal units have been replaced. The large industrial site still shows on the map north of the city.

Inverness, Crystal River and Homosassa

Inverness, the county seat, sits on Lake Henderson with a restored courthouse square. Crystal River, on the Gulf side, draws visitors for manatee tours in winter, and Homosassa, to the south, has fishing lodges and a state wildlife park where native animals can be seen. Beverly Hills and Citrus Hills, in the center of the county, are large communities built for retirees. Each has its own character, and prices vary widely between golf communities and older lots in the woods.

The Nature Coast and storm surge

Citrus County’s coastline is marsh and islands rather than sandy beach, part of what Florida calls the Nature Coast. Scallop season each summer draws crowds to the grass flats off Homosassa and Crystal River. The low, gently sloping shelf makes the coast vulnerable to storm surge, and Hurricane Idalia in 2023 pushed several feet of water into Crystal River streets and homes. Check the flood zone and elevation before buying anything near the Gulf, and ask about past flood claims.

Wells, septic and the springs

Protecting the springs has led Citrus County and the state to push for sewer connections in areas near Kings Bay and the Homosassa River, since nitrogen from septic tanks feeds algae in spring runs. Some neighborhoods have been required or offered incentives to connect when lines arrive. Ask whether a home is on central sewer or a septic tank, and whether a conversion project is planned for its street.

Is the Citrus County GIS map accurate?
