Want a copy of the Cloud County plat book? A plat book shows owners and tract lines on township pages, useful for farms near Simpson. This Cloud County guide covers: what's in a plat book, where to find editions, and how the county viewer fills the gaps.

The Cloud County plat book: start here

Out toward Hollis, plat books are commercial atlases, that map ownership across the countryside, usually township by township.

Getting to the right map

On ground around Concordia, the official parcel map for this area is the ORKA parcel viewer, and anyone can open it without signing up. In and around Huscher, put in a street address, an owner's name or a parcel number, then pick the result to center the map on it. On ground around Miltonvale, save the parcel ID from that panel; every records desk in the county asks for it first.

Printing your own

Screenshot each section of the viewer around Miltonvale to build your own up-to-date atlas.

Where to look for one

Not every county has a current edition, check with local offices and farm stores near Simpson.

Using it on a phone

Most viewers work in a phone browser, useful out on a road near Aurora, but coverage can be spotty out of town. A screenshot of the parcel near Concordia with its ID keeps working without signal.

Limits of the parcel data

For acreage around Rice, acreage on the record is a tax-roll number; just a licensed surveyor can set the real corners on the ground. For land near St. Joseph, records update in batches, so a deed recorded last month can take weeks to appear.

Who uses plat books

Farmers, hunters and appraisers near Hollis use plat books to see ownership across many tracts at once.

Who handles what

Questions about value or the owner field for land near Ames are handled by the County Appraiser, which maintains the tax roll. Zoning, permits and septic questions near Glasco go to planning, building or health offices, depending on whether the land is inside town limits.

Backing up the map with records

If you're looking near Rice, the map is an index, not the title: recorded deeds, subdivision plats and easements for parcels in the county are kept by the Register of Deeds. Long-held tracts around Hollis may sit on several deeds, and a title company earns its fee before a purchase.

Kansas uses the Public Land Survey System, which means a tract near Huscher is described by section, township and range. A standard section is about one square mile, roughly 640 acres, and a township holds 36 of them, though corrections make some sections near Miltonvale odd-sized. Keep the legal description for land near Concordia when you talk to a surveyor.

Neighboring parcel maps

Cloud County touches Clay County, Jewell County, Mitchell County, Ottawa County, and Republic County, and each of those keeps its own parcel map. Acreage along the edge near Jamestown can be split across two assessors' files, so check the adjacent map before you assume the acreage. For a parcel near Jamestown, the Platbookmapper state page lists every bordering county map across Kansas.

Atlas or legal document

Closer to Simpson, don't confuse the atlas with a recorded subdivision plat: the recorded plat at the Register of Deeds is a legal document, and the atlas is just a guide.
