Delaware County in northeast Oklahoma wraps around Grand Lake o’ the Cherokees. The Assessor’s real property search combines a parcel map with records.
Finding the Assessor’s site
Delaware County’s parcel map is part of the Assessor’s real property search, a Spatialest site. Go there from the Delaware County entry on our Oklahoma list or the national county map. Assessor Larena Ellis Cook’s office also uses the site to explain exemptions and valuation notices.
Using the Spatialest search
The Assessor’s site opens with a simple search box for owner name, address or account number, plus a filter to narrow results. A map view shows parcels on imagery, and clicking one opens its property record with ownership and value information. The home page also highlights ways to lower taxes, such as exemptions, and explains how to question a valuation notice. The disclaimer notes that parcel shapes are for assessment and are not surveys, and that parts of the county lie inside the Cherokee Nation Reservation.

How to find property lines in Delaware County
Rural land follows the public land survey grid, with many tracts described by quarter sections. Lake lots around Grand Lake follow subdivision plats. The County Clerk in Jay records deeds and plats. An Oklahoma licensed land surveyor can locate corners; on the lake, it is worth confirming where your lot ends and the lake authority’s land begins.
Grand Lake and shoreline permits
Grand Lake o’ the Cherokees was created by Pensacola Dam in the 1940s, and the Grand River Dam Authority owns land and easements around the shoreline up to a set elevation. Docks, seawalls and other shoreline work need a permit from the authority. Many lakefront lots stop short of the water, with the strip along the shore owned or controlled by the authority. Read the plat and deed carefully to see what you actually own, and ask the seller whether an existing dock has a current permit.
Grove, on the eastern shore, is the largest town and a retirement and vacation spot. Monkey Island, a peninsula south of Grove, has golf, marinas and lake homes. Har-Ber Village, a museum of old buildings near Grove, is a local landmark.
The Cherokee Nation
Delaware County lies within the Cherokee Nation Reservation, which a 2021 Oklahoma court decision recognized as never disestablished following the U.S. Supreme Court’s 2020 McGirt ruling on the Muscogee reservation. This affects criminal jurisdiction and some tax matters for tribal citizens, but it does not change who owns private land. Some tracts are held in restricted or trust status for individual Cherokee citizens, and these have different rules for sale and taxation.
Water supply lakes
Lake Eucha and Spavinaw Lake in the south supply water to Tulsa, which owns land around them. Water quality concerns from poultry litter spread on farmland led to lawsuits and rules on phosphorus. Poultry farms are common in the county, and their long barns are easy to spot in imagery. Buyers near them should consider odor and truck traffic.
Oklahoma property taxes
Oklahoma offers a homestead exemption for primary residences and caps how fast assessed value can rise each year, with a tighter limit for homesteaded property than for other real estate. Seniors who meet income limits can apply to freeze their valuation, and disabled veterans may qualify for a full exemption. Applications go to the Assessor’s office in Jay. Lake homes bought as second homes do not qualify for homestead, so a buyer’s bill may run higher than a full-time resident seller’s.
If you disagree with a valuation notice, Oklahoma gives a short window to file an informal protest with the Assessor, followed by an appeal to the county board of equalization. The Assessor’s site explains the steps.
Jay, Grove and the smaller towns
Jay, the county seat, is a small town with the courthouse and county offices, and it hosts an annual huckleberry festival. Grove has grown into the largest town thanks to the lake, with retail, a hospital and many retirees. Kansas and Colcord, in the south near the Arkansas line, are rural communities with poultry farms and cattle. Rural parcels outside towns often depend on rural water districts or private wells.
Is the Delaware County GIS map accurate?
The Assessor says outright that parcel shapes are not surveys. They are fine for finding a tract and reading its record, less so for deciding where a dock or fence goes, especially on irregular lake lots where the shoreline has shifted since the plat was drawn.
