Eau Claire County sits where the Chippewa and Eau Claire rivers meet in west-central Wisconsin. Its Beacon parcel map stands out for surveyor-friendly layers most counties never publish.

The county’s Beacon site offers three saved maps: a default view, a surveyor view and a zoning view. How to find property lines in Eau Claire County

This is where Eau Claire’s map shines. Turn on PLSS corners and remonumentation status to see which section corners have been recently restored, then open tie sheets that describe how each corner monument is referenced. Survey documents link recorded surveys. Deeds live with the Register of Deeds in the county courthouse. Two rivers and a college town

The city of Eau Claire grew as a lumber town where logs floated down the Chippewa and Eau Claire rivers to sawmills. Today the confluence is the center of a revived downtown, with a performing arts center, trails and bridges. The University of Wisconsin–Eau Claire sits along the Chippewa, and student rentals fill nearby blocks. Altoona, just east, has grown quickly with new subdivisions and a large mixed-use development along the river.

Part of the city of Eau Claire lies in Chippewa County to the north, so a home near the northern city limits may appear in a different county’s system. Check the county line on the map before assuming you are in the right viewer.

Using the zoning saved map

Choosing the zoning saved map switches the display to county zoning districts, with future land use available as a separate layer. County zoning applies in towns that have adopted it, while cities and villages zone their own land. The groundwater protection district layer is worth checking if you plan to put in a well, a manure storage facility or any business that stores chemicals, since extra rules apply there. The sewer service area layer shows where public sewer is planned, which affects lot sizes and development potential near Eau Claire and Altoona.

Farmland and the agricultural enterprise area

Eastern and southern parts of the county, around Augusta and Fall Creek, are dairy and crop country with Amish settlements near Augusta. An agricultural enterprise area covers farmland in several towns, and owners there can sign farmland preservation agreements that bring state income tax credits in exchange for keeping land in farming. The map shows the area’s boundary. If you buy land inside it, ask whether an agreement is recorded against the parcel, since it can limit nonfarm development for years.

Sand mining history

West-central Wisconsin saw a rush of industrial sand mines in the 2010s, feeding demand for sand used in oil and gas fracking elsewhere in the country. Several mines were proposed or opened in the region, and some towns adopted local rules on hours, blasting and truck routes. Demand dropped later, and some sites went idle. If rural land interests you, check the imagery for nearby pits and ask the county about any active mining permits or reclamation plans on neighboring parcels.

Wetlands and flood layers

The wetland inventory and flood hazard layers help spot constraints before you buy. Low land along the Eau Claire River, Lake Altoona and the smaller creeks can fall into floodplain or wetland, where building needs permits or may not be allowed. Turn both layers on at once and compare them with aerial photos from different years to see how often fields near a creek stay wet.

Lake Altoona and the parks

Lake Altoona, a reservoir on the Eau Claire River east of the city, has a county park, beach and homes along its shore. Sediment has built up in parts of the lake, and a lake district has worked on dredging. Homes on the water may pay lake district assessments. Farther east, Big Falls and Coon Fork county parks offer camping and swimming on public land surrounded by county forest.

Is the Eau Claire County GIS map accurate?

Better than most, thanks to active remonumentation that ties parcel lines to restored corners, but the parcels are still a tax mapping product. Where corners are recent, lines tend to be tight; in older platted areas, they may be off by several feet.
