Marathon County is Wisconsin’s largest county by area, a patchwork of dairy farms, woodlots and ginseng gardens around Wausau. The Marathon County GIS viewer lays the section grid over all of it.
The Marathon County GIS viewer
The county and the City of Wausau share a Geocortex viewer, maintained by the county’s Conservation, Planning and Zoning department on River Drive in Wausau. The home panel offers search by PIN, address and owner, a PLSS search for section, township and range, and a find-data tool, plus identify, bookmarks, print, export and share.
Two notices stand out. The county plans to move to VertiGIS Studio because Geocortex is being retired, so the look may change soon. And DNR wetland and FEMA floodplain layers now sit in the zoning category, marked for planning only, not site determinations. Find it via Marathon in our Wisconsin directory, or click central Wisconsin on our county map of the U.S..
PINs, towns and villages
Wisconsin parcel numbers usually start with a municipality code, since each town, village and city keeps its own assessment roll. Marathon County has dozens of towns, so choose the right one when searching by owner. Tips:
- The PLSS search jumps straight to a section, useful for rural land described by quarter-quarters.
- Farm parcels are often split into forty-acre quarter-quarter tracts; search the owner to see the whole farm.
- Managed Forest Law land may be listed with special tax status and public access rules.
How to find property lines in Marathon County
Rural Wisconsin follows the section grid, so corners are the key.
- Read the legal description from the tax record, often a quarter-quarter of a section.
- Get the deed and any certified survey map from the Marathon County Register of Deeds.
- Check the county’s section corner records; Wisconsin counties maintain public land survey corners.
- For fences, sheds near a line or any disagreement, call a Wisconsin-licensed surveyor to reset corners.
Ginseng and dairy farms
Marathon County grows most of the cultivated ginseng in the United States, and the shaded gardens are a distinctive sight. Ginseng land needs rotation, so growers seek new ground regularly. Dairy remains important too, with some large farms. Farmland preservation zoning in some towns limits splits.
Lakes, the Wisconsin River and wetlands
The Wisconsin River runs through Wausau and Mosinee, with flowages such as Lake Wausau and Lake Dubay. Lake lots in Wisconsin generally end at the ordinary high water mark, with shoreland zoning limiting building and clearing. Use the wetland and floodplain layers, noting they are for planning only; see what flood layers mean.
Marathon County plat book
Wisconsin counties have a long tradition of printed plat books, and editions for Marathon County have been published over the years. We could not confirm the current edition’s year or price, so check with the county or local sellers. The GIS viewer is the free alternative.
Acreage map and hunting land
Deer hunting is a big part of fall here. Click a tract to see acreage and owner before asking permission, and check whether land is in Managed Forest Law open status, which allows some public access. Wisconsin DNR sets seasons.
Wausau, Rib Mountain and the metro towns
Wausau sits at the center, with Schofield, Rothschild, Weston and Kronenwetter forming the southern half of the metro and Rib Mountain rising to the west. The ski hill at Granite Peak, inside Rib Mountain State Park, anchors a busy stretch of shops and newer homes along the interstate. Mosinee, farther south, has the regional airport and a paper mill heritage. Each city, village and town adopts its own zoning or joins county zoning, so a parcel’s rules depend on its municipality, which the viewer shows.
Assessments, Board of Review and the lottery credit
In Wisconsin, local assessors in each town, village and city value property, and the state equalizes those values so taxes are shared fairly across the county. If you question an assessment, talk to the assessor first; if that fails, you can object before the municipality’s Board of Review, which meets in spring and requires advance notice. Owners who live in their home can also claim the lottery and gaming credit, which trims the tax bill for a primary residence. Check the box on the application or ask the county treasurer.
Rural land in farmland preservation areas may earn a state tax credit when the owner follows conservation standards, and Managed Forest Law parcels pay a reduced rate in exchange for a forestry plan. Both programs carry penalties if land leaves them early.
Is the Marathon County GIS map accurate?
The county disclaims accuracy and advises certified maps, surveys or plats when precision matters. Section-based lines tend to fit well, while old metes-and-bounds tracts can drift. See county maps compared with surveys.
GIS viewer not loading?
Geocortex viewers can be slow on older browsers. Reload, clear the cache or switch browsers. For south-central Wisconsin, see our Dane County guide, or open the Wisconsin county GIS hub.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey — especially for fences, setbacks, or boundary disputes.
