Four places in one county

Brunswick is the county seat and working port. St. Simons Island is the largest residential island, with village shops, older cottages and newer gated streets. Sea Island is a private resort enclave reached across a causeway from St. Simons. Jekyll Island is owned by the State of Georgia and managed by an authority, so homes there sit on long-term leased land rather than fee simple lots. Knowing which of these you are looking at changes how you read every parcel.

How to find property lines in Glynn County

Island and city lots come from recorded plats, some drawn a century ago. Marsh-front lots add a moving natural boundary.

  1. Click the parcel and note the map and parcel number plus the legal description.
  2. Request the plat and deed from the Clerk of Superior Court’s real estate records.
  3. Compare the current parcel to the Historic LotLines layer; if they differ, ask why before buying.
  4. For marsh-front lots, have a surveyor locate the jurisdictional marsh line, since state rules govern building near it.

The Marshes of Glynn and state rules

Sidney Lanier’s poem made these salt marshes famous, and Georgia protects them through its coastal marshlands law. Filling or building in the marsh generally needs a state permit, and docks crossing it are reviewed carefully. Many lots show a marsh edge on the map that is only approximate. Ask the seller for any existing dock permit and a survey showing the marsh line.

Jekyll Island leases

On Jekyll, residents own their houses but lease the ground from the Jekyll Island Authority under long-term agreements. Lease terms, transfer rules and fees come from the authority, and financing can differ from ordinary fee simple purchases. The parcel map shows lot outlines and assessed improvements, but the lease document is what defines your rights.

Old Town Brunswick’s squares

Brunswick was laid out in 1771 on a plan of streets and public squares similar to Savannah’s, with streets named for English notables. Old Town is a historic district, so exterior changes to many houses need design review. Lots there are narrow and deep, and the Historic Districts layer shows the boundary.

Surge, flood insurance and elevation

Low elevations and wide marshes make storm surge the main hazard. Hurricane Irma in 2017 pushed water into parts of St. Simons and Brunswick. Turn on the surge layer, then compare flood zones; an elevation certificate from the seller helps estimate insurance cost. Some newer homes are built on raised foundations to reduce premiums.

The port and industrial Brunswick

Brunswick is one of the busiest vehicle import ports in the country, with ships unloading cars at Colonel’s Island terminal. In 2019 the cargo ship Golden Ray capsized in St. Simons Sound, and removing it took about two years. Industrial history also left contamination on some Brunswick sites, including a former chemical plant now under federal cleanup. If you are buying near the waterfront or an old industrial area, look up environmental records alongside the parcel.

Is the Glynn County GIS map accurate?

Parcel lines are drawn for assessment and are not surveys. Plats on St. Simons tend to fit well, but marsh edges and older Brunswick lots can sit several feet off. The historic line layer is a reminder that boundaries have been redrawn over time. Before building or buying, rely on a current survey and the recorded plat.
