Shopping for acreage near Lake Roosevelt National Recreation Area? When you're browsing Grant County land for sale, a half hour with official records pays off. This Grant County guide covers: finding vacant parcels, confirming road access and size, flood zone and zoning questions, and documents to order before you offer.
Researching Grant County land for sale
Look on the Washington Current Parcels layer in ArcGIS Map Viewer for parcels with no improvements, a quick filter for ground near Hanford Reach National Monument.
Opening the official parcel viewer
Lots and tracts near Electric City are published on the Washington Current Parcels layer in ArcGIS Map Viewer, free to use and open without a login. Near Electric City, put in a street address, an owner's name or a parcel number, then pick the result to center the map on it. For acreage around Desert Aire, copy the parcel ID before closing the panel; each clerk in the county uses it to find the file.
Reading the legal description
Washington follows the Public Land Survey System, so deeds around Moses Lake reference sections and townships. Each section is nominally a mile square, about 640 acres, with 36 sections to a township, though sections near Grand Coulee can be irregular. Write down the legal description for the tract near Quincy when you talk to a surveyor.
On site with the map
Most viewers work in a phone browser, useful out on a road near Mattawa, so load it before you lose signal. A screenshot of the parcel near Grand Coulee with its ID is a good backup.
Neighboring parcel maps
Grant County touches Adams County, Benton County, Douglas County, Franklin County, and Kittitas County, and each of those keeps its own parcel map. A tract near the line by Banks Lake South can be split in two county records, so open the neighboring map as well. For a parcel near Mattawa, our state page lists each neighboring county map for Washington.
Places you'll see on the map
Ephrata holds the county offices, which is where the courthouse records live. Smaller places on the map include Electric City, George, Grand Coulee, and Mattawa. Around 102,678 people live in Grant County (Census estimate, 2023) spread over some 2,680 square miles. Grant County was organized in 1909, so old deeds can run back a long way. Features like Columbia National Wildlife Refuge are easy to spot when you zoom out.
Visiting the tract
Visit the tract near Banks Lake South at different times, noting road condition, neighbors and noise; the map won't tell you that.
Limits of the parcel data
The acreage figure is an assessed number; just a licensed surveyor sets the real corners for a parcel near Lake Roosevelt National Recreation Area. Records update in batches, so a recent sale near Electric City may not show yet.
Getting answers from the right desk
For assessment questions about property around Banks Lake South go to the County Assessor, which maintains the tax roll. Zoning, permits and septic questions near Mattawa need the planning or permitting office, town or county, depending on location.
Backing up the map with records
Near Crescent Bar, the map is an index, not the title: recorded deeds, plats and easements for parcels in the county sit with the County Auditor. Long-held tracts around Desert Aire may sit on several deeds, so a title company can sort it out before a purchase.
Access, acreage and lines
Make sure there's legal access, not just a path, since a tract near Grand Coulee without access can be a headache.
Water and soil checks
Look up land near George on FEMA's Flood Map Service Center for mapped flood zones; wet ground can also show on the National Wetlands Inventory mapper.
What the deed may not include
Rights below the surface near Beverly may belong to someone else, so read the deed and ask the title company.
Zoning, taxes and rules
Ask the county or town office near Grand Coulee what can be built and whether the land can be split early.

Not a survey. County GIS and tax parcel maps are assessment and planning layers. They are not a substitute for a recorded plat, deed, or licensed survey, especially for fences, setbacks, or boundary disputes.
