Guadalupe County sits where San Antonio’s suburbs meet pecan bottoms and cotton ground along the Guadalupe River. The Guadalupe CAD web map shows every account from Schertz subdivisions to river farms east of Seguin.

Where the metro spills over

Twenty years ago much of western Guadalupe County was pasture. Today Schertz, Cibolo and the edge of New Braunfels hold rows of new houses, and the county’s share of the I-35 and I-10 corridors keeps filling in. That growth explains why the appraisal district map carries so many special districts. Before you look at any single lot, it helps to know which city, if any, can claim it, and which utility or improvement district adds a line to the tax bill.

How to find property lines in Guadalupe County

Most rural deeds here tie back to Spanish and Texas land grants, then subdivide them by metes and bounds. Town lots in Seguin and the suburbs reference recorded plats. A workable sequence:

  1. Click the tract and write down the abstract and survey names shown on the account.
  2. Pull the vesting deed and any plat from the Guadalupe County Clerk’s real property records.
  3. Match the called distances to the map; if a fence sits well off the drawn line, expect the drawing to be the rougher of the two.
  4. Order a boundary survey from a Texas registered professional land surveyor before building near the edge.

The river lakes and their dams

Lake McQueeney, Lake Placid and Lake Dunlap are narrow hydroelectric lakes on the Guadalupe, built nearly a century ago. After aging spill gates failed or were judged unsafe, several of them were drawn down, and lakefront owners organized taxing districts to help pay for replacement dams. If you are shopping for waterfront, ask whether the lake is at normal level, which district covers the lot, and what that district’s rate adds to the annual bill. Seguin, pecans and the eastern farms

Seguin calls itself a pecan town, and old orchards still line creek bottoms around the county seat. East toward Kingsbury and south toward the Wilson County line, farms and ranchettes dominate. Tracts there often carry an agricultural or wildlife valuation, which you will find on the appraisal record rather than the map. When land changes to non-farm use, a rollback tax can apply, so a buyer planning homesites should ask how the valuation will change.

Wells and the Carrizo sands

Several public water suppliers draw from the Carrizo-Wilcox Aquifer beneath the eastern county, and rural homes rely on private wells in both that formation and shallower sands. Groundwater district rules and well spacing matter if you plan to drill, so check with the local groundwater conservation district before closing on raw land.

The appraisal calendar in Guadalupe County

Texas values land as of January 1. The Guadalupe Appraisal District mails notices in spring, and owners who disagree usually have until May 15, or thirty days after the notice arrives, to file a protest. An informal meeting with an appraiser often settles it; if not, the Appraisal Review Board hears the case. Bring photos, repair bids and nearby sales rather than general complaints about rising taxes. Tax rates come later from the county, cities and school districts, so a lower value does not always mean a smaller bill.

Is the Guadalupe County GIS map accurate?

The district says plainly that its map is informational, unfit for legal, engineering or survey use, and shows only approximate relative positions. New subdivisions can take a cycle or two to appear, and rural lines drawn from old calls may shift a surprising distance.
