Gunnison County is huge, high and mostly public land, with ranches and ski towns tucked between. The county’s Map Viewer may look old-fashioned, but its query tools are powerful.

How to find property lines in Gunnison County

  1. Query the parcel and note its reception number and legal subdivision.
  2. Order the deed and plat from the Clerk and Recorder in Gunnison.
  3. Ranch lines follow sections; mining claims near Crested Butte and Pitkin do not.
  4. Hire a Colorado licensed surveyor before building or fencing.

Gunnison sage-grouse

The Gunnison sage-grouse is federally listed as threatened, and much of its remaining habitat is in the Gunnison Basin. The county has land use rules for development in occupied habitat. The habitat layers help you see whether a ranchette might need extra review.

Crested Butte and the ski area

Crested Butte is a historic mining town with strict design review, and Mount Crested Butte holds the ski resort. Housing costs are high, and deed-restricted homes exist. Short-term rental rules vary by town.

Blue Mesa and Curecanti

Blue Mesa Reservoir, Colorado’s largest body of water, sits in the Curecanti National Recreation Area west of Gunnison. Shoreline land is federal, so private lots are set back from the water.

Cold, water and septic

Gunnison is among the coldest towns in the lower 48 states. Wells, septic and winter access matter for rural homes. Special septic districts appear on the map.

Marble, Somerset and the north end

The Crystal River town of Marble is known for its quarry, which supplied stone for the Lincoln Memorial and the Tomb of the Unknown Soldier. To the northwest, Somerset is a coal mining community along the North Fork of the Gunnison. These places are closer to Carbondale and Paonia by road than to Gunnison, especially in winter when Kebler Pass closes. Check which roads stay open before buying land in the north end.

Patented mining claims

Around Crested Butte, Gothic, Pitkin and Tincup, miners patented claims that are now private parcels. They are often long, narrow rectangles, sometimes overlapping, and many lack recorded road access or sit surrounded by national forest. Unpatented claims remain federal. A surveyor familiar with mineral surveys is worth hiring before buying one.

Tax districts and mill levies

The mill levy field on each parcel reflects the combined rates of the county, school district, fire district and other entities. In Colorado, taxes are figured by multiplying assessed value by the levy and dividing by one thousand. Querying by tax district helps you compare levies before choosing between two properties.

Using sale price queries

Set Sale Price to greater than a figure and GIS Acres to greater than a size, and the viewer lists matching parcels. It is a quick way to check land prices without a broker, though you should confirm each sale with the Assessor.

Ranches and conservation easements

Hay meadows along the Gunnison, Tomichi Creek and Ohio Creek have long been family ranches. Many now carry conservation easements that limit development in exchange for tax benefits, and the Conserved Lands layer outlines them. Buyers should read the easement terms, since they can restrict new houses or subdivision.

Reading the hazard layers

Geologic hazard mapping covers rockfall, debris flows and unstable slopes in the mountain valleys, and the wildfire layers rate risk at both a local and landscape scale. A parcel in a high-hazard zone may need engineering or defensible space work before a building permit is issued.

Is the Gunnison County GIS map accurate?
