Henderson County sits on a high plateau between Asheville and the South Carolina line, with orchards on the eastern slopes and river bottoms to the west. The Henderson County GIS web map is where local agents and buyers start.

The county’s GIS web map

The map runs on a land records template from Avineon. Its opening screen is blunt: this is not a survey. According to the disclaimer, nobody should rely on the data for legal, engineering or geodetic work; it also cites the North Carolina accuracy standard for GIS surveys that it does not meet, and tells users to check recorded deeds and plats. It also asks you to turn off pop-up blockers.

Behind it, the search panel offers address, owner name, REID, PIN and neighborhood searches, with links to the county homepage, the GIS main page, a real property data search, an FAQ and a user guide. You can reach it from the Henderson County row of our North Carolina list or from our county-level national map.

North Carolina counties use a 10-digit PIN derived from map coordinates, and many also assign a shorter real estate ID, or REID, for the tax account. Henderson County’s map accepts both. Some quick tips:

How to find property lines in Henderson County

The disclaimer itself points you to the right sources: recorded deeds and plats.

  1. Look up the parcel and note its deed book and page and plat reference.
  2. Retrieve both from the Henderson County Register of Deeds.
  3. Compare the plat bearings and distances with the lot shape on the map.
  4. For fences, driveways or additions near a line, hire a North Carolina professional land surveyor.

Apple orchards and farmland

Henderson County is North Carolina’s leading apple-growing county, and the orchards around Edneyville and Gerton line the slopes along US 64. Many farms are enrolled in present-use value taxation, which lowers assessed value for qualifying agricultural or forest land. That status shows on the tax record, and it can be lost with back taxes if land is sold for development, so check before buying farmland.

Hendersonville, Flat Rock and the towns

Hendersonville anchors the county, with Laurel Park rising above it and Flat Rock to the south. Fletcher and Mills River lie toward Asheville and the airport. Each municipality handles its own zoning, and the county covers the rest, so confirm which jurisdiction applies before planning a project.

French Broad River and flooding

The French Broad and Mud Creek bottoms flood, and Hurricane Helene in 2024 brought severe flooding to parts of the region. Use the flood layer and our guide to FEMA zones in county viewers before buying near a creek.

No current printed atlas appeared in our search. Plats at the Register of Deeds are the official maps, and the web map adds ownership and imagery free of charge.

Acreage and hunting access

Wooded tracts near Bat Cave, Gerton and the Green River gorge show size and owner on click. Public hunting is available on Pisgah National Forest and state game lands, with seasons set by the state wildlife agency.

Reappraisals and appeals

North Carolina requires each county to revalue real property at least every eight years, and many counties now revalue more often. After a revaluation, Henderson County owners receive new notices, and those who think a value is too high can request an informal review and then appeal to the Board of Equalization and Review. Recent sales on your street, which you can spot with the web map’s sales data, are the best evidence.

Retirees have driven much of the county’s growth, and demand for homes near Hendersonville’s Main Street and in golf communities has lifted values. Comparing your assessment with neighbors’ on the map is a quick sanity check.

Is the Henderson County GIS map accurate?

The county states that the map does not meet North Carolina’s GIS survey accuracy standard and is not a substitute for a surveyed location. It is excellent for finding a parcel and its documents. For the line itself, get a survey, and see tax map versus survey.

Web map not loading?

The county notes that your processor, memory and connection affect drawing speed. Close other tabs, disable pop-up blocking for the site and reload. To the north, see our Buncombe County guide for Asheville, or visit the North Carolina GIS county list.

Frequently asked questions

What is the difference between a PIN and a REID in Henderson County?

The PIN is a 10-digit number tied to map location, and the REID is the tax account number. The county map searches both.

The Henderson County Register of Deeds records deeds and plats.

Is there a free Henderson County plat book?

No current printed one turned up. The GIS web map is free, and plats are at the Register of Deeds.
