The gold lottery and forty-acre lots

After gold was found near Dahlonega in 1828 and 1829, Georgia distributed former Cherokee land through lotteries in the early 1830s, including small forty-acre gold lots. The land lot layer still reflects that grid. The federal government opened a branch mint in Dahlonega in 1838, and the old mint site is now part of the University of North Georgia campus. Some mountain parcels carry mineral reservations or old mine shafts, so ask about them before buying.

The school is one of the country’s senior military colleges, and its cadets are a visible part of town. Students create steady rental demand near the square, and some older homes nearby have been converted to apartments.

Steep lots and mountain rules

Georgia has standards meant to protect high mountain land, applying to steep slopes at higher elevations, and Lumpkin County enforces its own rules on grading, driveways and stream buffers.
