Most of Rabun County is national forest, so private land is squeezed into valleys, lake coves and ridges. The Rabun County qPublic map shows exactly where those private pieces sit.

What the qPublic map shows

The Rabun County Assessor’s map runs on qPublic, with search, sales search, a sales list and a tax estimator in the menu. The disclaimer notes that assessment figures come from the last certified tax roll and that other data can change. Layers include parcels, parcel and address numbers, yearly sales, zoning, contour lines, land lots, soils, land cover, a flood map, lakes, streams and rivers, plus aerial photos from 2013 and 2018 and a Google imagery option.

Georgia counties typically identify parcels by a map and parcel number, which appears on the tax bill. Owner and address searches also work. A few pointers:

How to find property lines in Rabun County

Mountain boundaries follow ridgelines, branches and old marked trees, and the map is only a sketch of them.

  1. Find the deed book and page and any plat reference on the parcel record.
  2. Get copies from the Clerk of Superior Court in Clayton; Georgia’s GSCCCA site indexes records statewide.
  3. Look for iron pins, painted trees or old stone piles at corners, and expect steep walking.
  4. Where your land meets the national forest, only a survey tied to the Forest Service’s marked line is reliable; hire a Georgia registered land surveyor.

Land lots and districts

Georgia’s land lottery divided north Georgia into land districts and numbered land lots, and deeds here still refer to them. The Land Lots layer draws that old grid, which helps you place a deed that says “Land Lot 45, 2nd District” on the ground.

Lake Burton, Lake Rabun and Georgia Power

Lake Burton, Seed Lake, Lake Rabun, Tallulah and Tugalo are Georgia Power reservoirs on the Tallulah and Tugalo rivers. The utility manages the shoreline and issues permits for docks and shoreline work, so a lake lot’s usable edge depends on its rules as much as the parcel line. Chattahoochee National Forest

The Chattahoochee National Forest covers a large share of the county, along with Tallulah Gorge and Black Rock Mountain state parks. Private tracts bordering federal land are prized, but their boundaries were often surveyed long ago. Watch for encroachment issues on older homesites.

Rabun County plat book

No current printed landowner atlas turned up. Plats recorded with the Clerk of Superior Court are authoritative, and qPublic shows present ownership for free.

Acreage and hunting ground

Private acreage is limited, but valley farms and wooded tracts near Persimmon, Tiger and Warwoman show owner and size when clicked. Much of the hunting here happens on national forest land under Georgia Department of Natural Resources rules.

Conservation use and homestead filings

Farm and timber owners in Rabun can apply for Georgia’s conservation use valuation, often called CUVA. It lowers the assessment in exchange for a ten-year covenant to keep the land in qualifying use. Break the covenant early, perhaps by subdividing for cabins, and penalties with interest can follow, and a buyer may inherit that obligation. Ask the assessor’s office whether a tract is under covenant and when it expires.

Full-time residents should also file for the homestead exemption, usually by April 1. Weekend cabin owners do not qualify, which is one reason tax bills on similar lake houses can differ. Clayton, Dillard, Mountain City, Tiger and Sky Valley are small towns, and each sets its own rules inside its limits.

Is the Rabun County GIS map accurate?
