Montgomery County holds Virginia Tech, a growing town next door and farmland rolling toward the New River. Its MyGIS OneView has one of the most useful parcel query tools we have seen on a county site.

The county’s Planning and GIS Services built OneView as an all-purpose map, with a thorough help page and video tutorials. Tools include a legend, layer list, sharing, and a print tool with advanced settings for scale, resolution and legend. Search by address, street range or parcel ID. Draw notes on the map, convert coordinates between systems, and measure distance and area.

The standout is the parcel query. You can search by either owner name field, value or acreage ranges, the month and year of a sale, zoning, the tax district, the assessment neighborhood, the year a house went up, and exemption class. A select tool lets you draw a shape, pick every parcel inside and export the list, for example to a spreadsheet.

How to find property lines in Montgomery County

The splash screen points boundary, value and plat questions to the Commissioner of the Revenue, who maintains the tax parcel information. Deeds and plats are recorded with the Circuit Court Clerk in Christiansburg. Look up the deed reference in the parcel pop-up, read the plat, and hire a Virginia licensed land surveyor before building near a line.

Blacksburg and student housing

Virginia Tech enrolls tens of thousands of students, and rentals fill much of Blacksburg. The town sets occupancy limits for unrelated residents in some zones. Investors should read town rules before buying a house for student rental. Using the query tool with a year-built filter and zoning can find candidate properties quickly.

Christiansburg’s growth

Christiansburg, the county seat, has grown into the region’s shopping hub along Interstate 81 and U.S. 460, with a mall, big-box stores and new neighborhoods spreading south and east. The Huckleberry Trail, a paved path on an old rail bed, connects it with Blacksburg. The town zones its own land and runs its own utilities. Areas just outside town limits sometimes have pending annexation or utility extension questions, so check both town and county maps when a property sits near the edge.

The Mountain Valley Pipeline

The Mountain Valley Pipeline, finished in 2024 after years of dispute, crosses the southern county. Parcels along its route carry permanent easements that limit building over the pipe. If you look at rural land near Elliston or Riner, ask whether a pipeline easement crosses it.

Karst and sinkholes

Much of the county sits on limestone and dolomite, which dissolve over time to form caves, springs and sinkholes. New construction sometimes uncovers voids, and stormwater ponds can fail if they sit on karst. Groundwater can also carry pollution quickly from the surface into wells. Before building, ask whether a geotechnical study is needed, and watch for depressions in fields on the aerial imagery. The county’s erosion and stormwater staff can tell you about known problem areas.

The New River and farmland

The New River, among the oldest rivers in North America despite its name, forms part of the county’s western edge before flowing toward Radford and West Virginia. Cattle and hay farms roll across the southern and western county around Riner and Prices Fork. Riverside lots can flood during heavy storms and snowmelt. Radford, next door, is an independent city with its own records, so parcels there do not show up in the county’s data.

Brush Mountain and national forest

Jefferson National Forest covers Brush Mountain and other ridges north and east of Blacksburg, giving many subdivisions a wooded backdrop and trail access. Private parcels next to the forest cannot use federal land for driveways without a permit, and the forest line can be hard to find in thick woods. Pandapas Pond and the Poverty Creek trails are popular spots just inside the forest.

A worked example with the parcel query

Suppose you want a few acres near Riner with a house built after 2000.
