About the Oconee County Parcel Viewer
The county’s viewer is an Esri web app with a search box, a help link and a short disclaimer: the county works to be accurate but offers no warranty on the data or its interpretation. Aerial imagery in the viewer was flown in 2023 through the South Carolina statewide program. Click OK and the map opens with the county outline and parcels.

Tax map numbers
South Carolina counties identify parcels by a tax map number, printed on your tax notice. Search by that number, an owner name or an address. Because many lake parcels are owned through trusts, an address search is often faster than an owner search. Note the tax map number once you find the parcel; the Assessor, Auditor and Treasurer all use it.
How to find property lines in Oconee County
Most rural descriptions here are metes and bounds, not a grid, so plats carry most of the weight.

Keowee, Jocassee and Duke Energy shoreline
Lake Keowee and Lake Jocassee were built by Duke Energy, which owns the land below a set elevation around both lakes and manages docks and shoreline work through its own permitting program. Lake Hartwell, on the south side, is a Corps of Engineers lake with its own shoreline rules. On all three, the parcel line and the usable waterfront are not the same thing, so ask the managing agency before planning a dock. Sumter National Forest and the mountains
The northern and western parts of the county include Sumter National Forest, the Chattooga Wild and Scenic River along the Georgia line, and state parks such as Oconee and Devils Fork. Inholdings and tracts bordering federal land need careful surveys, since old corners in the woods can be hard to find.
Seneca, Walhalla and the growth near the lakes
Seneca sits between Keowee and Hartwell and has grown with lake retirees and Clemson-area commuters; Clemson itself lies just across the line in Pickens County. Walhalla is the county seat, and Westminster and Salem serve the rural areas. Each city zones its own land, while the county has limited zoning in unincorporated areas, so confirm what applies before building.

Acreage and hunting access
Farm and timber tracts around Westminster, Fair Play and Long Creek show acreage and owner on click. The national forest and South Carolina Department of Natural Resources wildlife management areas offer public hunting with state licenses and seasons.
The 4 percent rate and rollback taxes
South Carolina taxes an owner-occupied legal residence at a 4 percent assessment ratio, while second homes and rentals are assessed at 6 percent. Owner-occupants also escape school operating millage. On a lake house that difference is large, so full-time residents should apply promptly with the county after closing. The application asks for proof such as a driver’s license and vehicle registration showing the address.
Farm and timber land enjoys agricultural use value. When that land is converted, say into a subdivision, rollback taxes may be charged for recent prior years. If a listing touts “low taxes” on acreage, confirm whether the new use will end the agricultural value. The county’s assessor and auditor can explain how a split or sale changes the classification, and it helps to ask before listing land, too.
Is the Oconee County GIS map accurate?
The county offers the data without warranty. Lines are fitted to the 2023 imagery and generally line up in subdivisions, while mountain tracts can drift. Rely on a survey for boundaries, and read how tax maps differ from surveys.
