Pike County is the Poconos’ wild northeastern corner, where private lake communities sit between state game lands and the Delaware River. The Pike County Parcel Viewer maps them all.

The Pike County Parcel Viewer

The county’s viewer, developed by Civil Solutions, offers a clear set of search options: owner (general or detailed), control or account number, map number, 911 address and road name. Beyond parcels and roads, you can switch on streams and lakes, township and borough lines, and a family of public land layers that separates state game lands, state parks, state forests and National Park Service ground. Topographic and aerial basemaps sit underneath.

A standout feature is property cards: you can create printable cards with or without a map. The county provides a how-to guide. The viewer is on Pike in our Pennsylvania directory, and our U.S. county map reaches it.

Pike County uses two identifiers. The control or account number is a short number such as 090805, and the map number follows a pattern like 113.13-02-06. Search either, or by owner. Tips:

How to find property lines in Pike County

Many lots are in private communities with recorded plats.

  1. Find the map number and deed reference.
  2. Visit or search the Recorder of Deeds at the Milford courthouse for the deed and community plat.
  3. Locate the corner pins; wooded lots can hide them.
  4. A surveyor licensed in the Commonwealth should flag the line before you clear trees or build near it.

Private lake communities

Hemlock Farms, Wild Acres, Pocono Mountain Lake Estates and similar developments were carved out of the woods in the 1960s and 1970s, many with gated entrances, private roads, lakes and clubhouses. Each has a property owners association that collects dues, maintains roads and sets rules on building, tree cutting, rentals and even exterior colors. Some communities restrict short-term rentals or require registration. Ask for the budget, recent assessments and the bylaws before buying, and remember that unpaid dues can become a lien that follows the lot.

Game lands, forests and the Delaware

State game lands, Delaware State Forest, Promised Land State Park and the Delaware Water Gap National Recreation Area cover a large share of the county. Turn on the public lands layers to see whether a parcel borders any of them. Such neighbors guarantee woods and quiet, but they also bring hunters in the fall and strict rules against cutting trails or building on public ground.

Lake Wallenpaupack

Lake Wallenpaupack is shared with Wayne County, and the utility that built it manages the shoreline. Check shoreline rules before buying. Flood zones matter along rivers; see flood layers.

Pike County plat book

Pike County has no landowner atlas on the market that we could find. Property cards from the viewer fill much of that gap, and the community plats on file in Milford settle questions about lot lines.

Acreage and hunting land

State game lands offer public hunting across thousands of acres. Private tracts show owner and size on click, useful before you knock on a door to ask permission. Black bears are common, so secure trash and bird feeders. The Pennsylvania Game Commission sets seasons and bag limits.

Clean and Green and the homestead exclusion

Pennsylvania’s Clean and Green program lets owners of ten or more acres in farming or forest, or open space, pay taxes on a use value rather than market value. If the land is later split or developed in a way that breaks the rules, rollback taxes for up to seven years, plus interest, can come due. A buyer should ask whether a tract is enrolled before planning a subdivision.

Full-time residents may qualify for the homestead exclusion, funded by state gaming money, which lowers school taxes on a primary residence. Applications go to the county assessment office, typically by March 1. Many Pike County homes are second homes, which do not qualify.

Septic permits and the sewage enforcement officer

Most homes outside the boroughs and larger communities use on-lot septic systems. In Pennsylvania a township’s sewage enforcement officer tests soils and issues permits, and rocky, shallow ground in the Poconos can make a standard system impossible. Before buying a vacant lot, ask whether it has passed perc and probe tests. Wells are the norm too, and water quality testing is wise.

Milford and the river towns

Milford, the county seat, is a small historic borough with inns, galleries and Grey Towers, the former home of Gifford Pinchot. Matamoras sits across the river from Port Jervis, New York, and many residents commute to New York or New Jersey. Growth pressure from those states has shaped the county for decades.

Is the Pike County GIS map accurate?

The viewer is a reference tool. A survey decides lines; see tax maps versus surveys.

Parcel Viewer not loading?

The county points users to gis.pikepa.org, so start there if an old bookmark fails; after that, refresh or change browsers. Monroe County, just southwest, has its own Poconos guide, and the Pennsylvania county GIS hub covers the rest of the state.
