Sussex County, New Jersey GIS Parcel Map Guide

Sussex County is New Jersey’s rural edge, with lake communities, dairy farms, state forests and the Delaware Water Gap. Its 24 municipalities each keep their own tax maps, and the Sussex County Parcel Viewer pulls them into one countywide map.

The county’s GIS office replaced its older parcel document viewer with a new Esri Experience app. According to the opening panel, parcels can be found with an ID, an address or a click on the map, with tax data shown for each. Tools include a block and lot search, a basemap gallery, map layers, measurement, printing and an information panel with instructions.

Block, lot and qualifier
New Jersey parcels are identified by municipality, block, lot and sometimes a qualifier for condos or special cases. Block and lot numbers repeat from town to town, so always pick the municipality first. Tips:
- Your tax bill lists the block and lot; copy the qualifier too if there is one.
- Lake communities often have small lots plus shared beach or common parcels owned by an association.
How to find property lines in Sussex County
- Find the block and lot and note the deed reference.
- Get the deed and any filed map from the Sussex County Clerk in Newton.
- Corners may be marked by iron pipes, stone monuments or the ends of old stone walls.
- A New Jersey licensed land surveyor is the professional to hire for fences and disputes.
Old deeds in this hilly country can describe lines along stone walls, brooks and ridges. Stone walls often follow old field lines, but they are not always on the legal boundary. Where a wall and the deed disagree, a surveyor will research both and explain which one controls.
Municipal assessors and tax maps
In New Jersey, each municipality has its own tax assessor and official tax map, and the county board of taxation handles appeals. The countywide viewer is convenient, but the municipal tax map and assessor records are the official references for assessment. When the two disagree, ask the town’s assessor.
Highlands, lakes and preserved land
Much of Sussex County lies in the New Jersey Highlands region, where the 2004 Highlands Act limits development in the preservation area to protect water supplies. Lake communities such as Lake Mohawk in Sparta, and the Sussex side of Lake Hopatcong, have their own associations and rules. Large preserved areas include High Point State Park, Stokes State Forest, the Wallkill River National Wildlife Refuge and the Delaware Water Gap National Recreation Area, and many farms are enrolled in the state farmland preservation program. Check these before assuming a tract can be developed.
Acreage map and hunting land ownership
For hunters, the viewer shows which tracts are private and which belong to the state or federal government. Click private parcels to find owners and ask for written permission. New Jersey Fish and Wildlife manages wildlife management areas in the county, including Flatbrook-Roy and Hamburg Mountain, with seasons and rules on its website.
Towns, commuting and rural services
Sparta, Newton, Hopatcong and Vernon hold most of the county’s homes, while Wantage, Frankford, Sandyston and Montague stay rural, with farms, woods and the Kittatinny Ridge. Many buyers commute toward Morris County or New York. Outside town centers, private wells and septic systems are the norm, so ask for a recent well test and septic inspection before closing.
