Kentucky land records mix older metes-and-bounds with later surveys—do not expect uniform PLSS section language statewide. Coal, oil, and severed mineral contexts appear in some Appalachian counties as informational layers. Always confirm you are viewing surface tax parcels when researching ownership for purchase or building.

Online maps support assessment research. They are not surveys; use recorded plats or a licensed surveyor for legal boundaries.

PVA sites occasionally separate the map viewer from the property-card search—use whichever official tool finds the account, then cross-check the map. In mountain counties, hollow roads can mis-geocode; prefer parcel ID. Platbookmapper only links out.

If PVA and GIS links both appear for a county, either official tool is fine for finding the account—just stay on the county’s domain. We do not duplicate those databases.
