Hernando County, Florida GIS Parcel Map Guide

Hernando County sits on Florida’s Nature Coast just north of Tampa, where fast-growing Spring Hill meets the rolling hills around Brooksville and the springs at Weeki Wachee. The county’s ArcGIS parcel map is free and easy to use for home and land research. Here is a practical guide.

About Hernando County

Hernando was established on February 27, 1843, and briefly carried the name Benton County in 1844 before returning to its original name. Brooksville is the county seat, while Spring Hill is the largest community. The 2020 census counted 194,515 residents, and the county is part of the Tampa metropolitan area.

Visitors know Weeki Wachee Springs State Park and its long-running mermaid shows. Along the Suncoast Parkway and I-75, growth has brought new subdivisions and distribution jobs, including a Walmart distribution center in Ridge Manor. East and north of Brooksville, larger tracts, horse farms and wooded parcels remain.

The county parcel map

Using the map step by step

  1. Open the Hernando County General Map.
  2. Search by address, owner or parcel number.
  3. Click the parcel for details, then open the layer list to add zoning, flood or other layers.
  4. Use the measure tool for rough frontage or area.
  5. Print a map of the view for your notes.

For home buyers in Spring Hill and Brooksville

Spring Hill was laid out as a large planned community, so many lots follow recorded subdivision plats. Use the plat link to see your lot’s recorded dimensions and easements, then compare them with the aerial to check fences and sheds. Check the flood layer, especially near the coast and low-lying areas, and confirm with the FEMA map and an elevation certificate.

In Brooksville’s older neighborhoods, legal descriptions may be more complex. The parcel record and plat link are a good start before you order a survey.

For land shoppers and builders

Rural buyers looking at acreage near Ridge Manor, Istachatta or the hills north of Brooksville can use aerial imagery and the measure tool for a first look. The county also publishes a GeoHub with layers such as setbacks, maximum building height, flood zones, wetlands, conservation lands and future land use. Checking those before an offer can save a lot of trouble.

Springs, wetlands and conservation land

Much of Hernando’s character comes from water and protected land. The Weeki Wachee River flows west from the spring to the Gulf, the Chassahowitzka area covers wide coastal marshes, and tracts of the Withlacoochee State Forest lie east of Brooksville. For a buyer, that means a parcel that looks dry in a listing photo may include wetlands, sit next to conservation land or fall partly inside a flood zone. Turn on the wetlands, conservation and flood layers in the GeoHub before an offer. If a parcel borders state land, expect limits on clearing near the edge and confirm access from a public road. A quick call to the county’s planning staff can tell you whether a wetland line needs to be flagged by an environmental consultant before a site plan is approved.

The Property Appraiser has offices in Brooksville and Spring Hill, with a main phone of 352-754-4190. Deeds and plats are recorded with the Clerk of the Circuit Court. For boundary questions, hire a Florida licensed surveyor and mapper.
