BMW, the inland port and industry

BMW’s plant near Greer is the company’s largest in the world, and suppliers have filled industrial parks along Interstate 85. The state’s inland port nearby moves containers by rail to Charleston. Big industrial parcels show clearly on the map, and residential growth has spread into Duncan, Lyman and Wellford as a result.

Living near GSP

Greenville-Spartanburg International Airport sits on the county line. The airport environs layer marks areas where noise and height limits may apply. Check it before buying land for a tall structure or a home near the flight path.

Peach orchards in the north

These water-supply reservoirs have rules on docks and shoreline use set by the water utility. Lakefront parcels may border utility-owned land.

Downtown and the colleges

Spartanburg’s downtown centers on Morgan Square, with restaurants, a minor league baseball park and new apartments on former industrial land. Wofford College and Converse University sit near downtown, and a medical school and the University of South Carolina Upstate add students. Older neighborhoods around the colleges have large houses on deep lots, while new townhome projects fill vacant parcels close to the center. City limits are irregular, so check whether a property is inside the city before assuming city services apply.

Boiling Springs, Duncan and Inman

Much of the county’s growth happens in unincorporated places like Boiling Springs, plus towns such as Duncan, Lyman, Inman and Wellford. Former farm fields have become subdivisions with homeowners associations, and road widening follows. Near Landrum and Campobello, close to the North Carolina line, rolling horse country and orchards remain, with views of the Blue Ridge. Walnut Grove Plantation, an 18th century farmstead near Roebuck, preserves a glimpse of the early backcountry.

When comparing homes in these areas, look at the parcel for sewer availability. Some subdivisions connect to public sewer, while many rural homes use septic systems, which affects how land can be split later.

Water and sewer providers

Spartanburg County is served by several water and sewer providers rather than a single utility, including Spartanburg Water, district systems and town utilities. Which one serves a parcel affects rates and whether a new subdivision can connect.
