Coastal counties often expose coastal-zone and tsunami layers beside parcels; Central Valley apps lean toward irrigation and ag; Sierra and desert counties may highlight wildfire severity or BLM adjacency.

Legal descriptions mix Spanish/Mexican ranchos, PLSS townships, and modern tract maps. That history means APN is usually the reliable key across systems—street addresses alone can fail in rural or newly subdivided areas. Independent cities still sit inside a county’s tax map, so choose the county that assesses the property, not merely the city name on the mailbox.

Tax parcels are planning layers. Lot-line disputes, easements, and precise acreage require recorded maps and licensed surveyors—not browser measurements.

If an APN search fails, strip spaces and try alternate dash patterns; large counties sometimes store twelve-digit strings with different grouping.
