Counties vs independent cities

Platbookmapper does not host Virginia parcels. Pick the county or independent city from the list, open its official GIS, and search by GPIN/parcel ID, address, or owner. Northern Virginia apps are typically dense and modern; southwestern mountain localities may offer lighter viewers; Tidewater localities often include flood layers.

Virginia is not a PLSS state—metes-and-bounds and recorded plats dominate. Independent cities (e.g., Richmond, Virginia Beach, Charlottesville) are not inside surrounding counties for assessment—choosing the wrong viewer is a common mistake. Match the taxing locality on your bill.

Tax maps are not surveys. Confirm with recorded plats or a licensed surveyor.

Independent-city mix-ups waste time: if the tax bill says “City of…”, do not open the surrounding county GIS first. GPIN formats are locality-specific—paste carefully. Platbookmapper only indexes outbound viewers.

GPIN systems differ between neighboring localities; never assume Fairfax formatting in a southwest county. Match the taxing locality first, then search.
